Interesting. I'm sure construction inflation going through the roof has a lot to do with it. The monthly permit summary for June hasn't been posted yet, I'll summarize it when it is.

It would be interesting to see inflation-adjusted permit figures, especially going back to the city's industrial boom and all the growth that happened in the 1950s and 60s. Are the current "records" actually all-time highs, in real terms?

Construction cost escalation is usually well above the change in the consumer price index too.

The old TD branch on James South has demo signage up. Is anything known about the site?

June permit summary is out.

$1,030,000 in permits issued YTD, including $164 million in June itself.

Major permits include:
  • $59,000,000 - McMaster University, new building. This is the largest McMaster permit I've seen so far since I started looking at permit values.
  • $1.5 million - 406 Pritchard Road - New industrial building
  • $2.8 million - 2190 Rymal Road East - Retail Plaza
  • $1.2 million 165 Barton St E - Jail Alteration
  • $3.2 million - 352 Beach Boulevard - single family dwelling
  • $6 million - 374 5th Concession Road East - Greenhouse
  • $2.4 million - 520 Nash Rd N - Plant for Manufacturing
  • $2.5 million - 44 Queen St N - Alterations (apartments)

Is that Beach Blvd permit for single family dwelling or dwellings plural?
That would be a terribly large mansion if singular.

4,000sf house would be large, but not absurdly so. Likely high end materials to get it to $3.2 million in construction costs.

The other cool thing about this view from SLP will be the complete facelift of the park itself that will be happening over the next few years.

This entire block and the opposite side need to be torn down .. what a waste of prime real-estate

I'd argue the section that Malleum fixed up looks quite nice. The parts with Ellis kitchen have lost any architectural value they may have once held. Across the street would be no loss.

do we have a thread for the 3-storey apartment proposed behind the apartment building at 200 Forest Avenue? They demolished the two adjacent houses at 221 and 223 Charlton Avenue East this week for the project.

I seem to recall seeing a rendering somewhere at some point, but can't find it now. It's supposed to be a 3-storey, 17 unit non-profit affordable housing development fronting onto Charlton.

Yeah we go to the Reptile Store that's in there, it does look really nice, it's too bad it doesn't look the investment is particularly paying off.

Malleum seems to be doing three things:

1) Buying up property along the LRT corridor which will command great rents

2) Building their own success by fixing up commercial stores along a corridor waiting for the moment they switch to a more successful space and more residential development occurs.

3) Creating a monopoly of commercial units, and somewhat residential units. There are a few companies from Toronto doing this in the Hamilton real estate scene. Buying up so much property they have a somewhat monopoly on units. My old landlord was doing this, buying up so many rentals that their company can dictate prices to a degree and print their own success.
