ABJ has a big article about this one this morning. Apparently now going by "Waterline"

"Waterline, already under construction at 98 Red River St. in downtown Austin, will soar 1,022 feet above the city when finished. That will also make it the tallest building in the state. After nearly two years of leaked renderings, city permit filings, and other eyebrow-raising scraps of intel, the news is finally here in official form: the tower planned in downtown Austin at 98 Red River Street by developers Lincoln Property Company and Kairoi Residential quietly broke ground on June 13 earlier this year — and when the 74-story building reaches its maximum height of 1,022 feet by its scheduled completion sometime in late 2026, the tower will become the tallest in Texas, exceeding the reach of the current record-holder in Houston by 20 feet.

Definitely some refinements in these latest renders. Overall better IMO. Roof is more defined, curves are more apparent, the facade treatment is bolder, and the podium more coherent with the rest of the building.

Also incorporating 6x into the rendering (and not the immediate towers around it) is interesting.

New podium looks like a value engineered version of the old one. They added 6xGuad and not others as that project is a sister building (same developers).

It looks like the biggest difference is that the interstitial amenity deck lost one level (3 to 2).

I wonder if that changes the overall height of this thing, or if they just converted one of the levels into something else.

While I certainly don't hate it, and it's exciting to have a real "supertall", it's still an underwhelming design for me.

We still have the same overused design elements of this 'era':
- angled exposed support beams
- staggered windows/lines, although the brick pattern is easier on the eyes

The upper part of the building has an effect of making the tower look visually smaller, since the brick pattern in that section appears to be 2 floors each. Not sure why you would bother building a 1000-footer and aim for tallest in the state if you're going to make it look shorter than it actually is. And that crown is just... well I'm not even sure how to describe that. Just odd.

When will the sales process begin?

I know the modern is 99% sold out, and they are still working on the foundation. Does anyone have an idea when 98 Red River will begin selling?

I wouldn't worry about it. They're "renderings" not plans. It's 1022' tall.

Stellar job of cloud analysis. Notoriously tricky business, and you really pulled it off. I think it's the guidelines, TBH.

I like the new podium. At least it's a shot at trying to draw a lot of weirdly disparate elements together a bit. It already looks slightly more cohesive than it did.

No sales, it's only rentals. Vesper, Modern, and Conrad are the three condo options in this construction cycle.

I don't mind the podium redesign. Those vertical "columns" on the podium always bothered me and seemed like an afterthought as if they had been tacked on to make it look "cool". We already have that with the Homewood (Van Halen) Suites Hotel and I'm not a fan. I think that design trend won't age well. I also get the feeling this was more what they were going for all along as this design on the east side of the podium matches what we already had seen on the west side.

Also, they totally copy/pasted that cloud in both renders, perhaps in an attempt to throw us off with a decoy cloud?

Did y'all notice that the accents are also a brighter orange? I like it. Makes it look more vibrant.

I did notice the brighter orange! I like the new podium it looks more cohesive imo.

Are there any views of the tower design from northeast? Will the building mechanical systems be visible on the back side of the sloped roof?
