Yes, I'm missing some under construction and site prep developments, including a 10+ story affordable highrise, a few unknown wynwood projects, design district towers and many planned projects in the overall Miami area. I'll slowly add them once I find them, but for now this is the hunk of everything. I can also include coral gables in this development preview, but that would be adding a different city, even though coral gables and Miami are pretty much inter-connected.

No problem. Miami's prominence on the national and maybe even international stage will rapidly increase over the next 5-10 years IMHO. It's quite exciting.

Oleta Planned For 14901 Northeast 20th Avenue And 2050 Northeast 151st Street In North Miami, Florida

A mixed-use project called “Oleta” could soon start construction in North Miami, Florida. The 5.5-acre build site (which used to host a PBS studio) is planned to offer 832 residential units and “a variety of attractive commercial spaces for the neighborhood,” per North Miami Florida.

The development will offer four residential towers, with two measuring eight stories and two measuring 20 stories. The homes will measure 573 square feet to 1,171 square feet each, featuring one-bedroom to three-bedroom layout plans. Rent information is not publicly available at this time.

Plans also call for a six-story parking garage offering more than 1,100 spots. In total, the venture calls for 763,708 square feet of new construction and more than 19,000 square feet of commercial space, per the South Florida Business Journal. Communal amenities include a swimming pool and community garden.

Construction isn’t expected to start before the first quarter of 2024. Sources note that the venture is in its final stages of entitlement. Robert Finvarb Companies is the venture’s developer. TAG Architecture is the architect, and D.E.T. Strategies Consultants, LLC is the civil engineer.

Riverside Wharf Wins Unanimous Support From Miami City Commission, Awaits Voter Referendum For Land Lease Extension

After the City of Miami Commission’s unanimous decision to move ahead with the Riverside Wharf master plan, Miami voters will have the opportunity to vote “yes” to extend the land lease for the development which will pave the way for Riverside Wharf to become a longstanding part of the Miami River community. The 10-story, 1.5-acre development will rise as a world-class entertainment destination expected to usher in a new era for the River District by providing a new home for Wharf Miami, as well as brand new dining and nightlife concepts and a 165-key Dream Miami hotel that will be an amenity for the city and attract continued growth to the undeveloped riverfront neighborhood. Construction for this development is slated to start in the second quarter of 2023.

“We are committed to transforming the Miami River district into a world-class entertainment destination and realizing the shared vision for this neighborhood that the city commission, mayor and Miami River Commission have long supported,” said Alex Mantecon, co-developer of Riverside Wharf and co-founder of Breakwater Hospitality Group. “We are pleased that voters will have the opportunity in August to reaffirm their support of this vision and push forward our plans to create Riverside Wharf, an incredible entertainment district that will usher in a new era for the Miami River.”

The August ballot’s Referendum item #152 would add 50 years to Riverside Wharf’s current lease of the city-owned parcel of land, which will be part of the development site. The project has already been approved by the city. The ballot measure will also increase the base rent so more money flows back into the City of Miami, and secure the construction of a new public riverwalk and seawall.

With the construction of Riverside Wharf slated to begin middle of next year, The Wharf Miami will temporarily close operations once construction commences and will open as a permanent venue as a part of the new development. Since opening its doors in 2017, the Wharf Miami has become a one-of-a-kind open-air venue and South Florida entertainment staple. The Wharf Miami’s resounding success and international attention paved the way for Riverside Wharf to take its place along the Miami River. Announced in December 2021, the landmark waterfront project will establish a legacy of giving back to its surrounding community. The proposed rise in rent in Referendum item #152 will ensure more money goes back to the City of Miami as Riverside Wharf emerges and thrives. Its efforts to beautify the area, create long-lasting economic opportunities, and implement its proposed program of community benefits such as a new seawall, street improvements and resiliency measures will allow Riverside Wharf and the surrounding river district the stability it needs to serve the people of Miami for decades to come.

“We are extremely proud of the huge hit The Wharf has become and the way Miami has embraced this special one-of-a-kind venue,” said Emi Guerra, co-founder of Breakwater Hospitality Group. “So many memories have been made here, and we are super excited to keep elevating the level of Miami’s hospitality scene for future generations with the bigger, better, and permanent Riverside Wharf.”

Riverside Wharf is a 200,000-square-foot, two-tower development addressed as 114 Southwest North River Drive in the western limits of Downtown Miami, designed by Jon Cardello of Cube3 Architects, with interior designs by world-renowned iCrave and landscape design by Savino-Miller Design Studio, that will offer a fully immersive Miami experience anchored by a highly amenitized 165-key Dream Miami luxury hotel. It will also feature the rebirth and expansion of The Wharf Miami, with 16,000 square feet of signature restaurants, a 12,000-square-foot event hall, a world-class 30,000-square-foot nightclub and rooftop dayclub, and a private marina capable of accommodating megayachts.

Riverside Wharf will pay homage to the Miami River and the neighborhood’s historic fishing culture as a continuation of The Wharf Miami’s storied legacy. It will celebrate the area’s beloved Garcia’s Fish Market through a seafood market on the grounds, where locals can get the freshest catch daily.

CentroCity will be built by redeveloping the Central Shopping Plaza across from the Magic City Casino.

The first phase now under construction will include 470 apartments, and renovation and new construction of retail space.

Target has signed a lease for a 77,000-square-foot store in the complex.

Arquitectonica is the architect of the apartment area, with RSP Architects overseeing the shopping center upgrade.

Coral Gables has always been a nice enclave just outside Miami, and while it may not seem likely, I'd love to see CG densify even more, and maybe even add a Metrorail line along Coral Way with stations at LeJeune Rd and Douglas Rd.

A Switzerland-based real estate company has purchased a development site near the Vizcaya Metrorail station, with plans for an apartment building.

The Swiss-based buyer is Empira Group, and the new development will be called CoralGrove Brickell.

CoralGrove Brickell is being designed to promote walkable urban living, and will be built at the highest ESG standards, the developer said. The ESG commitment is in contrast to most US developers who have yet to embrace this trend, a spokesperson said.

The building will also have LEED certification and other amenities that promote a healthy lifestyle.

The Vizcaya Metrorail station is five minutes away, and future tenants will be able to trade their cars for Metrorail, according to the developer.

Demolition of older buildings at the site is planned in late 2022. Groundbreaking is planned for the second half of 2023, with completion in 2025.

Empira plans to maintain ownership following completion as an investment.

Revuelta is the architect.

JLL Capital Markets represented the seller, led by Investment Advisory team Directors Max La Cava and Simon Banke, with support from Analyst Danielle Fernandez.

“CoralGrove Brickell is one of the most exciting boutique residential projects in Miami,” said La Cava.

Project: Vida Residences Edgewater

Vida Residences is planned to rise 9 stories and include 121 units, according to an email blast sent by brokers.

Condos will be delivered fully furnished and will be allowed to be rented on a short-term basis using platforms such as Airbnb.

Groundbreaking is planned for Q1 2023, with top off in Q4 2023 and completion in Q3 2024.

I think we'll see continued higher-density development on surface lots in downtown Coral Gables.

I don't think we'll see a Metrorail line down Coral Way though. The amount of demolition that would have to occur to make that possible would be immense.
