541 Lexington Avenue provides a rare opportunity for a full-block frontage, cutting-edge commercial office building. Recently enacted Midtown East zoning text provided an opportunity for reimagining both this and many other sites for larger, more competitively useful structures sporting a higher FAR multiple. SLCE has recently reemerged as a force in commercial office design, of which 541 Lex is a stellar example.

I’d rather keep the old hotel. There’s plenty of crap on Lex that can be redeveloped.

I wonder if the time share company will raze the old Roger Smith or just fix the interior. It’s an eyesore.

This part of Lex has many beautiful old buildings and some nice modern ones too, but it desperately needs bigger sidewalks and more greenery. They should close the easternmost and westernmost traffic lanes and add trees and grass. The DOT has already "widened" the western sidewalk in a shlocky manner.

One thing that Chicago does better than any other city is landscaping. This would transform Lex.

Well, we don’t care what they do in Chicago. So for the billionth time, leave it or any other place that’s not New York out of the discussion.

As far as more trees and grass, not only will that defeat the purpose of widened sidewalks, but it’s not the New York aesthetic, which is a purely urban one.

As for that design, it’s likely dated and preliminary at best. But as Chris’s photo shows, it won’t be replacing a beauty.

Pass on the grass. High quality widened sidewalks, top notch streetlighting preferably Bishop Crooks, maybe some other handsome street furniture, and some stategically placed urban street trees is what is needed.

Not even that is needed. New York is one of the few places where you don’t need that, because its accepted that you are in “the city”. The city has an aggressive tree policy, with most blocks being tree lined, or on their way to being. But Midtown Manhattan, and it’s crowded sidewalks and necessary visibility doesn’t need it. It’s one thing to put trees down a median, like Park Avenue. But the urban streets are for people. I don’t even like that they are adding grass to the plaza at 270 Park Avenue. It’s not needed. Trees on a plaza are fine, but grass is considered “untouchable, a space to walk around. Lexington Avenue is already too narrow, so that’s a no on the trees. The city’s own plan for adding more trees to 5th was scrapped. Everyone hated it. People were even questioning if the planned spaces at 175 Park were acceptable locations for trees, and that’s not even at the street level.

I hope they build this as per the renders.

The apparent height will most likely make a conspicuous presence; the fins and chamfering(?) create an NYT/Trump Tower mashup vibe; and the rooftop/parapet foliage…as shown…is appropriately subtle for this area of Midtown.
