I was watching the livestream and part of the issue many councillors had was Peloza sent out the new motion very shortly before the meeting started, and one councillor, Hopkins, was locked out of her email. So, councillors had a problem with voting on this so soon when they hadn't had a real chance to read it. It was also funny watching the faces Turner was making when Lewis was speaking. Also, Cassidy tried to put a motion forward that nobody seconded, which surprised me because I thought she was saying exactly what Helmer and Turner had said.

They seem to be hung up on the number of affordable units, and not caring too much on families also needing affordable units. They would rather 93 one bedroom, instead of the mix of 1 2 and 3 bedroom units that would have provided more bedrooms (112 I think it was).

Understand that having affordable housing is a necessity, but city staff and council keep holding up developments arguing over the amount of affordable units. It's as though they have affordable housing tunnel vision and bickering about he amount of units on nearly every proposed development, rather than thinking about getting shovels in ground and increasing the supply of housing to help meet demand sooner than later.

Staff have reviewed Councillor Peloza's proposed bylaw, and have suggested minor revisions for improved clarification.

It will be up to council as to how they wish to proceed. Goes to planning committee on August 22nd.

Planning committee passed Peloza's bylaw 4-2.

The two "nay" votes wanted to vote for staff's recommendation, which favoured more affordable housing units, (not rooms). Should be an interesting debate at council on September 6, on whether they choose to go with Peloza's or staff's recommendation.

Yeah Turner was a Nay as he thinks playing hardball will get 20+ more affordable units. Drewlo and Auburn can also sit on their hands and continue to lease the space as retail and not build anything. 1200 plus units don't get built here.

Council approved the zoning change for this development (using Cllr Peloza's recommendation, and not staff's).

Just to point out what Auburn is doing in K-W with a revised proposal there that is twice as big as this one in London.

Does anyone know if this development has been abandoned. the sign has been removed and I haven't been able to find any new info about it lately.

I doubt it. Far more likely both Drewlo and Auburn are busy with their other projects. Drewlo for example has their Talbot St 16s tower and Coronation Drive 12s tower underway. Plus they are still working on the 5 low rise apartment buildings on Edgevalley and the 5 low rise apartment buildings on Bradley Ave. They simply have no capacity. It's also very likely they will try to finish those buildings first and buy themselves another year or two to see how the financial markets and inflation rate plays out. I suspect York Developments and other developers are happy to pause any new projects until the fiscal situation becomes more favourable.

Read somewhere that demolition may start for some of the commercial retail buildings on this site in 2024. Likely meaning construction start in 2025 which would work well with the other projects Drewlo now has on the go.

Weeks away from 2026 and there is no sign that Drewlo or Auburn have any interest in starting this project. The BRT construction along Wellington is still ongoing here and won't finish until next year. Both Drewlo and Auburn are busy on other projects around the city and in KW.

I saw a post on Facebook from Swiss Chalet that their location in this plaza is closing and they are moving to a site at White Oaks Mall. I am not sure where but it does not sound like it is in the mall. Anyways that removes one more tenant from this plaza, which in the future should house this large development.

Thanks for sharing... I just found the post and you're right... Swiss Chalet mentioned in the comments that their new address will be 1105 Wellington Road (which is White Oaks Mall), and that it won't be in the mall itself.

They also said that they are opening in the Fall of this year.... based on that timeline, I thought for sure that there would be at least a site-plan or building permit by now, but I can't find any in the online permit registry for the mall's address. It's possible that it could be under a new address, but the city's online map doesnt show any other addresses for the mall property.

On the map from the mall's website, it does show a couple of buildings along the Wellington frontage, so maybe it's going there?

Those future parking lot pad buildings would likely take at least 6 months to build. So is the Swiss Chalet planning to close ahead of moving to a building that hasn't been constructed yet?

That is very possible. What they temporarily lose in sales will be made up in a brand new location I am sure.

I drove by this property today and all of the tenants are either out or on their way out. I have to wonder if the buildings will just be demolished for now or whether they might start this project soon?
