They won't do it, but I bet the surface parking bounded by Macy's, Shake Shack, and Gloria's is technically fair game for development.

Yes, I was speaking to the larger lot, not the one under the power easement.

Holy crap, that last one (24 Hour Fitness redevelopment) is amazing. That's right by me. A 10 story residential there is eye-popping.

It seems like, now that it's possible to bypass the (formerly) awful intersection at Parmer & 35 southbound, the real estate has become more valuable. There's a lot of development in the Yager/Tech Ridge area right now.

THIS! Took the words outta my mouth, Syndic. Yager/Parmer is begging for vertical development since that crosshatch was fixed.

Cannot wait for renders on this. I'd love to see that whole center redeveloped (with Lowe's remaining).

What really jumps out to me is the (relative) lack of parking for a Domain-area tower, even a residential one.

Yep, this lot in particular has been a question of mine for a while. Glad to see it's densing up.

The lot across the street -- with the single story Baylor Scott and White med clinic and all the surface parking -- is the next one I'd like to see go.

I like to think of it as more of a feature than an issue. Especially since Q2 is directly off of the red line.

Not really. There are actually a ton of places to park around the stadium. I usually just go to Delta Drive which is $25.

Yeah I see a lot of people at D/D/D and also Kramer. These places will remain solid parking options even as the new developments pop up around the stadium. By the time the lots all disappear and the area is fully mature we'll be having other discussions like whether or not the stadium needs modernization or replacement. Maybe some of the nearby structured parking will become more important over the years.

Yeah, for a once every couple of weeks event like a match, the walk shed is a lot larger than for a daily commute. There's tens of thousands of parking spots within a reasonable distance (just like Precourt Sports said from the beginning). With demand for parking continually dropping due to:
1)more and more people living near the stadium
2)improved transit (red line to start, hopefully more transit on Burnet eventually, shuttles from the lamar light rail, etc.)
3)improved multi modal connectivity like bike lanes/trails

The last few games we've parked north of Northside, pregamed at Jack&Gingers, then walked to Q2.

Walking back on Rock Rose, the whole area is definitely hopping. And I don't think it's just spillover from the game, seems like the place is busy every weekend.

It makes me kind of curious if Brandywine is just going to cede that niche/audience to Endeavor. Or if they're going to try and replicate/supplant it with their own placemaking at Broadmoor. We haven't really seen details on the development to that level. We know there's ground floor retail at spots, but not really how it interacts with the streetscape. Or especially the interaction with the rail station and park space.

Burnet Road Residential Tower Brings New Height Near the Domain

The cliché that the Domain represents Austin’s “second downtown” is a slight overstatement, but that doesn’t make its recent vertical growth any less impressive for a part of town that only a few years ago was indistinguishable from the car-dependent suburban sprawl of almost everything north of 183. The North Burnet Gateway Regulating Plan, which tweaked the region’s zoning restrictions to incentivize the development of a dense, transit-oriented urban environment back in the 2000s, continues to shape the future of this district — in fact, its boundaries and height limits have recently expanded, as the success of the plan appears on the city’s skyline.

Even after years of growth under the auspices of this plan, every subsequent tall building announced here feels like a new milestone for what’s possible in a district miles from downtown, and an upcoming 20-story residential tower that wouldn’t look entirely out of place in Austin’s real downtown is one of the district’s latest achievements. The building appears to be the tallest multifamily project currently planned in the area, with 416 residential units and more than 8,000 square feet of ground-level retail space in an approximately 232-foot tower at 10711 Burnet Road — a 2.1-acre site now occupied by a smaller three-story office building and parking lot.
