I took a minute to check out of curiosity, and unsurprisingly, I was right
I went to the City of Edmonton's website, got the zoning map, and immediately saw that vast swathes of what's green on the map is "RF1" zoning. Then I looked it up:

(RF1) Single Detached Residential Zone
The purpose of this Zone is to provide for Single Detached Housing while allowing other forms of small scale housing in the form of Secondary Suites, Garden Suites, Semi-detached Housing and Duplex Housing.
... so, basically, an apples-to-apples mapmaker would have also put Vancouver all green (except for the existing pale blue parts).
