If your employees only come in half the time, what are they doing when they come in? How can you reorient your office to best suit what it's now used for? Has there been any movement with the North Station District or did COVID kill it? Every time I take the train to work and stop at N. Philly station it's depressing looking at the empty platforms, overgrown weeds, shelled out factories, donut skid marks, burned out cars, etc.

The two big developments around there right now is the re-development of part of the Budd Factory and the Beury Building.

Agree with hybrid, flexibility is important.

I don't think office towers are dead either, just in flux, and my prediction is that Comcast will add a third tower eventually, (it's all hearsay anyway). I just think their plans changed due to lack of need at the moment.

To add, their pre-Covid second tower already embraced a flexible spacious layout (smart on their part).

Got some pictures from the Riverwalk at sunset last night. Also learned something interesting. The areas that it looks like they just didn’t install glass are where the outside pane of the double pane window shattered on install. It’s happened in several places between both towers.

I really hope there is going to be more development going to Broad and Erie, I think it can support more highrises.

Not to be smart, but can I guess you live in the City and have no kids?

I'm in the opposite camp. Have young kids and live in the suburbs. If I had to commute to work, I'd have to pay about $500/month for after-care (for just one child)...in addition to the added fuel costs and wear/tear on the car. Instead, I save that money while also getting a head start on dinner, running the Roomba, dropping laundry into the machine, etc.

For your typical suburban family, WFH has been a godsend. I'll never set foot in an office again.

Due to it's transit connections, I do think between Leigh and Allegheny should be the focus. It's a real black eye to the city that Amtrak rides through the apocalyptic waste land of old industrial philadelphia. While still not great, street cleaning is done everywhere on North Broad south of Glenwood ave. I see hope and potential.

Tony, were you flying near City Hall the other day? I saw a guy with a drone talking to a Center City Parks cop and was wondering if he was a fellow SSP nerd.

Wasn't me that time, that may have been the Elevated.shots dude from IG tho he does a lot of shots near there.

I'm sorry for the delay as well, been dealing with the Newborn, and some business stuff so I've been packed, also some news regarding some QOL stuff in the city, I won't say anything about it yet, but it has to do with litter...

To that end, I can say that SEPTA was given a grant for a track vacuum, so I'm glad to hear that the city is taking litter seriously.
