Probably better views to the north than the south and having the office building on the south would place it closer to SkyTrain (though I would have seen it farther west). It would also be closer to mall services, but Concord probably doesn't care about Ivanhoe Cambridge's mall.

Views are for sure the reason. Amazon plan and the density will be out of this world. Metrotown will be totally unrecognisable after phases one and two, and there is so much more to come!

The diagram doesn't do a great job at it but those floor counts will offer amazing height variation between these towers and the 47-floor office and hotel building will surely be above 200 meters. Great to see another hotel in the area, too.

Hotel? I don't see any mention of one in the diagram - it shows strata, rental, office and commercial.

Concord may not care about the mall (or the proximity to it), but the potential lessees they hope to lease those office spaces to might.

It's a decent selling point to any businesses hoping to rent to highlight how close the mall services, retail, business services (and indeed access to Skytrain and Transit) is than a selling point of being close to Kingsway.

It doesn't say it on the diagram, but on the Vancouver Market site writing up the project it's described as,... "a 47-storey office & hotel building;"

The Council Report says that the 3 residential buildings (Phases 2A and 2B) are the next to go. It says this about the commercial and rental towers: "Phase 2C establishes guidelines for future commercial development comprised of two commercial high rise buildings including one office/hospitality tower of 47 storeys in height and one market rental tower of 60 storeys in height. It is noted that the 2C portion of the site has been the subject of a joint venture between Concord Pacific and IvanhoeCambridge, and may be advanced under an alternative proposal through a future master planning process for the Metropolis at Metrotown Master Plan and subsequent site specific rezoning."

Some updated renders and images from Concord's Metrotown project Phase 2 application :-

Source : https://vancouvermarket.ca/2022/07/22/phase-2-of-concord-metrotown-to-include-5-towers-2100-units/

The street level views look interesting.
Not really sure how I feel about the tree motifs they seem to be planning to use for the railing panel glazing (I'm guessing fritted glass)
Nobody will ever see the towers from that perspective to see them all connected like that.
Maybe they might be visible from Brentwood,, but I doubt it.

I'm impressed that the rental tower is slated to be the second tallest tower in the entire project and the tallest one of phase 2.

Should be interesting once this phase gets off the ground.

I see a long stemmed rose on the middle tower

I'm getting some major Station Square vibes from those last two images.

I think that's great. Station Square is pretty vibrant given the patios, narrow streets, and high volume of foot traffic.

Now, I think Station Square should only allow cars on Assembly Way and ban them entirely from Silver Drive, but otherwise its a great pedestrian experience.

I remember what Station Square used to be like - very car oriented. It's sooo much more pedestrian friendly now even with cars on Silver Drive. Looking at these images I'm pretty sure they're planning on wider streets in this development, which makes sense if they're planning on turning a lot of the space into a road grid with retail podiums / towers.

Using bollards instead of curbs is a nice touch, as well as the overhead lighting on wires (I can't rem what that's called) that you also see in Station Square. I'm guessing they're going with an overall cohesive look for the area.

So the office tower will be 187 metres, making it potentially the tallest office tower in Metro Van (depending on when / if the Surrey office tower gets built).

So three tallest towers of this phase:

60 floor rental: 196m
58 floor condo: 193m
47 floor office: 187m

Not bad at all!

Why does the office tower look exactly like the condo towers? The office building should distinguish itself.

It doesn't, though (.....look like the condo towers, I mean).

This is the office tower over the podium closer to the camera
The I believe the tower in the background is the rental.

Pretty standard issue office building design.
In fact, it looks so 'office building cookie-cutter' that I'm almost certain and willing to bet that that's just a place-holder model they used for the render and it will almost certainly be re-designed by the time they get to the DP stage for its phase.

Does it though? The residential towers have curved architecture, prominent balconies and a distinguishing crown feature.

The office tower appears to be completely squared off, with no balconies. Pretty different to me?

Oh. Metro One listed the office tower at 47 stories, but looks like 2 whopping stories. Plus, I would have expected a significant office tower so that Concord could max out the rental density. Maybe that's in the works.

The office tower IS 47 stories.

The image I showed is the podium section of it, but I was showing it to show a closer look at the bottom part of the tower itself sitting on top of that podium to show that it looks like a standard boxy office tower with no balconies or accoutrements of any kind.

It's the greyed one in the background of the image below between Towers 4 & 5.
I don't think it could stand out any more as 'odd man out' if it tried.
