I found the Project Manager for a company in Moncton named ICON Development as of January 2022

Found this render from Design Plus. Seems to fit the Harper St parcel. Is this one of the old abandoned iterations from Valmond Robichaud, or is it new?

This is the old Double Tree hotel proposal from several years ago that never materialized.

Did the City ever expand the footprint for the downtown development incentive? I think when Valmond proposed this hotel, the property didn't qualify for the tax credit but the City was considering expanding the program.

They did, to no avail however. Valmond's proposals went nowhere.

I think it's safe to say the Valmond has abandoned the Harper Building property. Icon (whoever they are) must have picked it up. Since this company is an unknown quantity, I have little hope for anything significant in the short term.

It certainly appears that Valmond has moved on from any possibility of developing this property. But why would ICON Developments erect that sign? One would think that they must have some kind of a plan for the land, right?

That's what the Frederic Properties project was. Could the new owner simply be going to construct the same building?

One can only hope. St. Bernard Square is (was) a class development. It sounds like it might still be in the cards. Certainly all the preliminary design work has been done, and the development incentives have been transferred to the new owner. This would save a lot of time and expense for the proponent. Perhaps our intrepid Huddle reporter could ask the developer some questions in this regard.

This is Jamie Shea. The property appears to have been acquired via transfer of shares (ie, the property is not going to show up "green" in SNB PAOL).

I did a quickie internet search (nothing deep or intensive) and I see that he has been involved in several apartment construction projects over the last decade or so.

This makes sense. Valmond was big into getting a government office, or a hotel chain into his "Harper Building" project. This came to naught, and currently the commercial and hotel markets in the city are pretty flat. I doubt there will much of any construction in these sectors for the next 5-7 years or so (unless someone choses to move their head office here from central Canada).

It is more likely we might see a substantive apartment or condo building in this location, perhaps mixed use with ground level retail/commercial. This would be more up Jamie Shea's backyard..........

Jamie is a solid developer with a lengthy track record, with is great news for the site. The east end of Main Street is under developed and deserves a couple of signature buildings.

It’s nice seeing other developers get involved, for a while it seemed if things were’t being built by ashford or thrive than they weren’t getting built. Ditto for APM in Charlottetown.

It's a good sized lot, so let's hope they do something substantial with it. We really need a signature development here, as this is a very prominence location. The lot is much larger than the St. Bernard's Square lot, so there's a genuine opportunity to make a splash.

A portion of Main Street apparently is to be partially closed today to allow for sign installation at the Higgins Block

This morning they were working on the exterior of the Flat Iron Building on Main Street. I know it recently sold for $102,000 so lets hope the new owners are successful in breathing new life into the building. Being vacant for so long, one would think that there'd be a lot of work required to refurbish it. I wish them good luck.

I spoke to the new owner directly. He wishes to convert the flat iron to modern office space and wants the subway block as well. He was suppose to have reached out to the blocks current ownership to see if they would be willing to off load the property so he can develop that building as well.

I think the rehabilitation of the Higgins Block has shown what can be accomplished with an enthusiastic and dedicated developer and property owner.

The trouble with the Flat Iron Building and the Subway Block is that they lies in that two block section in the middle of downtown Main Street which has badly gone to seed. Both of these buildings should be redeveloped at the same time to give the critical mass so that they can both succeed. It would also help if city hall could make redevelopment of this entire two block segment of Main Street a critical downtown priority.
