Miami's Related Group is making its biggest bet yet on Tampa Bay — this time with a waterfront property in downtown Tampa that's been closely watched for nearly 40 years.
Related on Friday paid $55.5 million for 6 acres on the west bank of the Hillsborough River, mostly at the intersection of South Parker Street and West Kennedy Boulevard, the developer exclusively told the Tampa Bay Business Journal. The following parcels are included in the acquisition:

Related also plans to honor an agreement with the city under the current entitlements for the site, under which the developer will spend $8 million on expanding and enhancing the West Riverwalk. The acquisition comes as the expansion of the West Riverwalk takes a key step forward: On Thursday, Tampa City Council executed an agreement to accept $24 million in federal funding to extend and connect the West Riverwalk to the north. Related's new project, combined with Arabelle, could become a southern anchor for the West Riverwalk.

I do love the new hills in the first rendering. Who needs West Riverfront and Old West Tampa neighborhoods anyways.

Construction Begins On 24-Story Manor Riverwalk In Downtown Tampa

The project marks the first phase of a larger riverfront master plan that Related Group has planned for the site.

The groundbreaking ceremony was held on June 17. Manor Riverwalk rises at the intersection of Kennedy Boulevard and the Hillsborough River, within walking distance of the University of Tampa, Plant Park, Oxford Exchange, and the Tampa Riverwalk.

Manor Riverwalk represents the first phase of a broader redevelopment planned for approximately 5.8 acres of riverfront property that Related Group acquired in July 2022. The full master plan calls for 1,229 residences across five buildings ranging from 12 to 44 stories, alongside approximately 37,000 square feet of retail space and more than 1.4 million square feet of total leasable area. Future phases are planned to include additional rental towers, a condominium tower, a boutique apartment building, and a standalone retail parcel.
