Par for the course. I looked up the team and they’re a capital management company. If you don’t actually intend to build it, might as well go all out on your renderings. Part of the sell, I guess.

If this gets built first, it’ll symbolize the start of Arts District’s densification.

They've developed some exceptionally nice projects in West Hollywood and Beverly Hills, including a wonderfully designed condominium project designed by MAD. But despite 1111 Sunset being my favorite project proposed, I never had any hope. It was always too good to be true.

Why is it too good to be true?

I think we've established that the project isn't even necessarily cancelled.

I'm blown away by how certain ppl have managed to walk to the top of the arches of the new bridge. That's a slope where you'd seemingly slide right down & meet your maker. But I've also seen graffiti on the upper levels of bldgs done by taggers where one false move & they're be zip, gone, finit.

Makes me think of iron workers, esp decades ago...before harnesses & other safety procedures....who'd be like this, like ppl at a picnic table in the park. smh.

maybe one reason I'm not as much into the height of new bldgs in dtla as various other ppl are is because I'm nervous way up in the air. I read that the architect of the world trade ctr in NYC, built in the early 1970s, designed his twin towers with very narrow windows because he had a fear of height.

interesting first hand description of the bridge....

The small row of stores at the SW corner of olympic & broadway, east of the rising onni apt tower, in this vid somehow look okay to me. I'd still prefer that the SW & NW of that intersection be replaced with new devlpt, but I can think of properties around there that are in greater need of fixing up.

^ Things like the onni tower will give more sense of place & value to that part of dtla....of broadway.,,,as a backdrop for ppl walking down lower broadway.

He will have to pay a six figure bill after the hit and run.

- his car destroyed
- another car with huge damage
- damage to the bridge
- police and fire fighter-service
- huge fees for fleeing the szene, street racing, and reckless driving

By the way.. the YouTuber (German in Venice) is one of my German friends in Los Angeles.
He creates interesting videos of the city.

^ he's like a German version of huell howser.

I like that ppl are out & about on the bridge...having a good time....but its users have to know where to draw the line.

meanwhile, from the dtla town square pg on facebook...

^ that regrettably is an image of a future that may not end up too exaggerated. Taggers will bother me more than cars popping wheelies or doing donuts.

If the ppl of any city can't keep things somewhat clean & safe, their town becomes a dystopia. Right now, for example, america's biggest city on the east coast is tagged like there's no tomorrow. As for america's largest city on the west coast? A large number of homeless in dt that even cities in the so called 3rd world would be embarrassed about.

The head of a homeowner's association in west LA says that the MTA shouldn't build a tunnel under the sepulveda pass because, in his opinion, Angelenos don't like tunnels.

A pro-subway blogger doesn't seem to mind that more & more ppl aren't using transit & subways in LA because they're not being kept clean & safe enough.

Investors....such as the ones who fund large projs in dtla....will be more hesitant to open their wallets if they're skeptical about trends in a city.

Why would the developer sell 1111 sunset when they just got approval from the city?

Worth more with entitlements than without. Maybe developer has liquidity issues or was unable to secure financing for the project.

all the fancy new devlpt, including highrise towers with good architecture, isn't going to be worth anything if LA....dtla....continues to take a pounding in the media & word of mouth....about too much homelessness, too much crime, too much piss smell....too much graffiti.

this may be way more relevant to dtla than many other projs are.

^ city officials & the legal system are a big part of the issue too.

There are over 1,800 comments posted under the following vid...an instance when I'm interested in reading short comments or brief opinions....most of them way more negative about what was filmed on the bridge than how I necessarily am. Part of that is because I don't mind ppl being out & about, so the 6th st viaduct to me is a case of both the good & bad. But I suspect that trends in LA, because of city officials & legal-political attitudes...such as what's going on in SF, NYC, seattle, portland, etc....are going to make things harder & harder.

https://youtu.be/SXMizGexCHA

It's like the head of the Bel air homeowner's assoc who is threatening to make life miserable for the MTA....to slow them down from extending the wilshire subway....to a pro-transit vlogger who doesn't seem to mind that trains & buses in LA are becoming less & less used by ppl in LA because they see them as increasingly grungy & dangerous.

Three downtown LA apartment buildings totaling more than $500M in estimated value hit the market recently as investors look to capitalize on the record demand for apartments that has driven up rents across the country. Apartment usage rebounded in a big way earlier this year, with the vacancy rate for multifamily units in some of the city's busiest neighborhoods falling below 2%.

MacFarlane Partners listed the 347-unit Park Fifth and the 313-unit Trademark according to Green Street. Both properties sit on the block bounded by Hill, Olive, Fifth and Fourth streets. Park Fifth is valued at about $200M, or $576K per unit. The 24-story property's one-, two- and three-bedroom units are 92% occupied, according to Green Street.

The average annual tenant income is $274K, Green Street wrote. Neighboring Trademark is valued at $160M, or $511K per unit. The average tenant at Trademark makes $174K per year.

MacFarlane Partners is one of the main developers on the Angels Landing project, less than a block away.

one of few pics of the east facing side of the grand la proj, the one where the large walls near 1st & Olive are blank. The Colburn concert hall to be built on half of the parking lot to its east needs to be UC asap.

The Lucas Museum is the building LACMA should have constructed. Incredible, monumental, placemaking architecture. I am very curious to see what the collection ends up being.

Wow, I didn't realize 520 Mateo was that far along. Should be above ground in the next month or so.

Never seen the penthouse in the level apt tower...at first confused this one with the penthouse at 825 s hill, the place a person relocated from texas running a luxury watch operation tried to lease but couldn't make it work. I didn't realize that onni owns both bldgs near Hill St.

dtla doesn't have as many apt bldgs as certain other cities do, but I'm already getting them all mixed up. Now with onni constructing the proj at Olympic & Hill, I sure wish other devlprs were as active...& confident...in dtla as they are. I wonder how onni's bottom line is affected when parts of their projs in dt remain unleased for most of a yr?

EDIT: I still rank the way new devlpt affects dtla's skyline as lower on the list of priorities, but when I watch vids like this, I guess its skyline could have some importance to ppl living miles to the west. Which is why the subway down Wilshire Blvd can't come soon enough. But the MTA also had better be keep it safe & clean or millions of dollars will go down the drain.

Right. I'm pleasantly surprised it's this far along. It's going to stick out, being that tall in a sea of 1-7 story buildings Haha. It'll be the new AT&T tower (sitting solo away from the skyline) for a while. Here's hoping other developers see the potential of the area once its built.

Apparently the roof top of the former nomad hotel on 7th st is the only area open right now to the non guest public. I hope such businesses in dt won't be too slow in a post 2020 economy, where there's now more competition than before everything was locked down.

The timing is ideal for a new player to open a summertime rooftop bar with a coastal menu at a former big-name hotelier space in Downtown Los Angeles. Swinging in with a sweeping rooftop view is Bar Clara, which opens today atop Hotel Per La, the former Nomad.

Bar Clara is the first opening within Hotel Per La, with the ground floor, separate restaurant, and cafe set to open in September. But for now, drinkers and diners can arrive at the Olive Street entrance (not Seventh Street), take the elevator to the rooftop, and nab a chair or lounge next to the pool or the gargoyle-face fireplace.

As for the name, Bar Clara is a nod to Claire Giannini, the first woman to serve on the board of the Bank of Italy, which eventually became Bank of America. That tribute is far from random, as Hotel Per La is inside the Giannini Building, which housed the former Bank of Italy in 1922. Owners HN Capital Partners partnered with operator Sage Studio to revamp the entire building. That update includes hiring local artists like Jessalyn Brooks, who painted a spiraling mural that surrounds the main bar.
