I'd bet it will be 'simplified' simply due to costing and VE. This is so unnecessarily complex and would cost a fortune as is versus what could be achieved for 0.75x.

It's surely the dogs breakfast there. Trying to combine different building designs so brashly never looks good, there has to be a common element, some point of unity.

Have they ever designed a highrise before? It seems like they had to newbie architects work together to design a building and they decided to do 2 sides each. One impractical and the other using current but almost out dated trends.

It depends where you are. The energy code that came in a few years ago breaks the country out into zones that allows different things. I work in Winnipeg and there needs to be a thermal break for any building projections like balconies....unless they are wood weirdly.

I think in places like Toronto and Vancouver you can still do it. You shouldn't do it. Its really bad construction practice, but the code allows it. Edmonton is in the same zone as Winnipeg so it couldn't be done there.

I wasn't aware the codes went that far. (at least in certain areas) It's great to hear. It's nuts it hasn't been done for years. The concrete slab thermal break units cost money but, I don't see them breaking the budget either.

PHI Contemporary International Architecture Competition Winners News

After 11 months of rigorous development, the International Architecture Competition is now complete. The winning architectural firms Kuehn Malvezzi + Pelletier de Fontenay will pursue the mandate to develop their proposal and realize the architectural design of PHI Contemporary, transforming the site into a new cultural hub for Old Montreal.

Berlin-based architectural practice Kuehn Malvezzi and Montreal-based firm Pelletier de Fontenay will work as a consortium to realize the design of PHI Contemporary.

PHI is pleased to begin this new chapter with the architects to transform four heritage buildings and an adjacent lot, located at the intersection of Bonsecours and Saint-Paul (East) streets in the historic district of Montreal, into a new permanent cultural venue under the banner of PHI Contemporary.

Proposal in Orleans at Trim, the 2024 terminus of O-Train Lines 1 and 3. Just need to build an actual pedestrian bridge access to the station a block south.

Worth noting that Petrie Island Beech is about 700 meters from this development, or 1 kilometer from the station (again, if a bridge is built)

The tower placement and separation are designed to minimize concerns relating to privacy, shadowing, and wind impacts and promote a more pleasant pedestrian environment.

Amenities and commercial uses are proposed to comprise the ground floor of all four towers. Potential commercial uses could include a convenience store, microbrewery, café, restaurant, spa, health club, business centre, retail store, and/or grocery store. In particular, commercial uses will be oriented toward the intersection of Tweddle Road and Jeanne-d’Arc Boulevard North and along a “spine” between towers A and B that will draw people into the development.

The proposed development will also include approximately 1,844 square metres of office space, to be located on the second floor of Towers A and B. This space provides flexible working space that can be rented out to businesses, providing a live work opportunity for residents.

Vehicular access to the subject property is proposed along the southern lot line, where there will be two (2) access and egress ramps from Jeanne-d’Arc Boulevard North to the underground parking garage. A total of approximately 843 parking spaces (distributed over three (3) underground parking garage levels) are proposed to be provided as part of the proposed development.

As part of the proposed development, the property owner is proposing to acquire surplus City-owned lands within the Jeanne-d’Arc Boulevard North right-of-way, to the immediate southwest of the subject property. These lands, which it is understood are not required, are proposed to be consolidated with the existing subject property to permit a site design that allows for buildings in proximity to the intersection of Tweddle Road and Jeanne d’Arc Boulevard North. In exchange for this parcel, the owner will naturalize/rehabilitate lands to the north of the development lands and convey these lands to the City after their rehabilitation is complete.

We know how liked curved corners are in forumland

I like that the commercial isn't just around the perimeter. I'm curious about the linear park along Joan of Arc Boulevard. I don't know the street so it may make sense. Spacing and landscaping looks pretty good. The towers are too similar to each other.

I'm not a fan of high rises living per say. I would be attracted to an 8 to 15 storey building with less than 100 units without a walkable core neighbourhood. I'm not interested in a 32 storey tower with 200 to 300 units on the fringes of suburbia. **edit... 4 elevators so probably 300 to 400 units

The proposal would be at the top-right (north-east) of Jeanne d'Arc and Tweddle. The intersection between the Queensway and Trim has moved to the right (east) of the park-and-ride to accommodate the new O-Train station u/c. Between the Queensway and Jeanne d'Arc is a City of Ottawa work yard. No plans for a pedestrian bridge to connect the future station in the median to the north side of the Queensway, but they are looking into it. Seems to me the work yard needs to be redeveloped for that to work.

So in terms of the linear park, that strip is City land. Could and should be repurposed for proper sidewalks and bike lanes one day.

Zoning By-law and Site Plan Amendment applications have been submitted to the City of Toronto by Capital Developments, which is proposing to construct a 75-storey condominium and retail tower at 399-405 Yonge Street, located on the northeast corner with Gerrard Street in the city's Downtown.

The proposed tower, designed by Teeple Architects, would join the existing 78-storey Aura at College Park at the intersection's northwest corner, and the under-construction 85-storey Concord Sky at the southeast corner of the two streets. At the southwest corner, 372 Yonge is still awaiting approval, proposed to stand 74-storeys tall. More similarly tall buildings are proposed on neighbouring sites.

The building's architecture mostly frames pairs of punched windows in two-storey segments, with certain vertical piers emphasizing the height staggered through the rise of the building, while there are also three areas of interruption in an otherwise gridded exterior; at the base, at about 50 storeys up, and finally against the crown. Various corners at these three locations would have sections of exterior wall deviating from the grid as a visual tease.

Proposed at 75-storeys, the mixed-use 399 Yonge would contain a total of 828 units, along with retail and service commercial space at-grade, within a four-storey base building. The development would consist of of 53,602m² of residential gross floor area (GFA) which would result in a Floor Space Index (FSI) of 51.6 on the lot.

Love this! Quebec city does additions to heritage buildings better than anywhere in the country! And hardly any of it is faux heritage. They just match massing with new and interesting materials that enhance rather than detract from the original structure.

Oh ha ha! I guess I missed that. Those buildings look straight out of Quebec city. Same with the addition. The compliment still stands. Anglo Canada could learn a thing or two about heritage retention with new development from this.

On a much larger scale Calgary’s horrid proposal to level the last remaining heritage block downtown for a 3 tower megaplex sounds like it’s in trouble due to the office tenant (Suncor) going through an investor shakeup and the CEO resigning.
