1009 Trim Rd, Ottawa

Planned multi highrise mixed use residential project located steps away from the future Trim LRT station, across from the Ozile Marina and steps away from Petrie Island’s beach, this project will begin construction within the next few years. More details to follow.

(January 2022) 4 towers now!

Trim Road 1 LP, the owner of the subject property at 1009 Tweddle Road (the renamed former Trim Rd, north of Hwy 174) is proposing the development of a mixed-use complex consisting of four (4) high-rise towers connected by an underground parking garage podium. The proposed development will include residential dwellings, at-grade commercial uses as well as office space. Combined, the proposed development would include approximately 956 dwelling units, 3,485 square metres of commercial space, 1,844 square metres of office space, and a total gross floor area of 91,528 square metres

The proposed towers can be described as follows:
Tower A – 28 storeys – 238 residential units
Tower B – 32 storeys – 278 residential units
Tower C – 28 storeys – 234 residential units
Tower D – 24 storeys – 206 residential units

In line with the City’s Urban Design Guidelines for High-Rise Buildings (2018), the towers are proposed to have a relatively small floorplate of approximately 931 to 938 square metres (including balconies). The buildings will be designed with mid-rise (four (4) to six (6) storey) podiums for each building that are distinguished from the towers above them by differing materiality and a slightly larger floorplate. The towers have a minimum separation distance of 23 metres from each other. The tower placement and separation are designed to minimize concerns relating to privacy, shadowing, and wind impacts and promote a more pleasant pedestrian environment.

Amenities and commercial uses are proposed to comprise the ground floor of all four towers. Potential commercial uses could include a convenience store, microbrewery, café, restaurant, spa, health club, business centre, retail store, and/or grocery store. In particular, commercial uses will be oriented toward the intersection of Tweddle Road and Jeanne-d’Arc Boulevard North and along a “spine” between towers A and B that will draw people into the development.

The proposed development will also include approximately 1,844 square metres of office space, to be located on the second floor of Towers A and B. This space provides flexible working space that can be rented out to businesses, providing a live work opportunity for residents.

Vehicular access to the subject property is proposed along the southern lot line, where there will be two (2) access and egress ramps from Jeanne-d’Arc Boulevard North to the underground parking garage. A total of approximately 843 parking spaces (distributed over three (3) underground parking garage levels) are proposed to be provided as part of the proposed development.

As part of the proposed development, the property owner is proposing to acquire surplus City-owned lands within the Jeanne-d’Arc Boulevard North right-of-way, to the immediate southwest of the subject property. These lands, which it is understood are not required, are proposed to be consolidated with the existing subject property to permit a site design that allows for buildings in proximity to the intersection of Tweddle Road and Jeanne d’Arc Boulevard North. In exchange for this parcel, the owner will naturalize/rehabilitate lands to the north of the development lands and convey these lands to the City after their rehabilitation is complete.

According to the elevations the roof height of Tower B is 104m, A & C are 92m, and D is 80m.

Thanks so much for sharing this, these actually look great! The area around Trim station and neat Petrie Island is really developing and reminds me of the cluster of high rises coming up West of downtown along Preston like the Claridge Icon. It feels like Trim will be a real concentration of these high rises in Orleans (as compared to Place D'Orleans and Jeanne D'Arc stations, which have surroundings also zones for tall towers but likely in smaller numbers).

What I really hope is that the podiums and street level brings the amenities that can help create an engaging local environment, with restaurants and shops, etc. The Petrie Landing development doesn't offer much as far as I know, though there is some commercial space not too far away along Trim Road.

Also the station will create a link to amenities along St Joseph, including the mall and its surroundings, plus St Joseph near Convent Glen and Jeanne D'Arc stations, which will hopefully see some transit oriented patronage if these units sell well!

I mean honestly the design looks nice. More of this to centralize the burbs more would be much better to avoid more sprawl. I like this development! (so as long as it gets ground retail and a connection to the LRT)

I'd like to see more street interaction with Tweddle since that will likely be the route from the station to the beech one day. Also curious what that "podium" will look like (partially uncovered basement level); I assume parking garage, but the exposed portion should be glassed-in or include murals.

Overall, this is a huge step-up from what we've seen proposed and built in this area over the last 10-20 years.

Anyway (entéka) - Tweddle or Tweedle, I am not sure who decided the name of this street.

It's messed up. English or French - it sounds like a cartoon character's name. Change it.
