Interesting note from the CCRA meeting: the building proposal has been updated to make the Lombard street facade more pedestrian friendly at the street level. We’ll see at the public meeting tomorrow what that means. The exec board seemed really supportive of the project so that was good to see. It’s by right but still always easier to press forward without the neighborhood making a fuss.

Just a reminder that the CDR document will be presented to the Center City Residents' Association RCO this Wednesday, 6 PM. in a public Zoom meeting. Relevant links in the previous comment quoted below, and yes, the Historical Commission did approve the plan last Friday via their consent agenda.

There will of course be a future CDR meeting (not July), but ahead of that the Center City Residents' Association will have an online RCO meeting in connection with the CDR process on Wednesday, July 13. The dropbox link in their announcement includes the CDR submission pdf.
As part of the City's Civic Design Review process, Center City Residents' Association will be hosting a Zoom meeting to discuss a proposed development at the intersection of Broad and Lombard Streets. The development team will make a presentation and answer questions.
Some details on the proposal can be found at this link: https://www.dropbox.com/sh/6631l2frnunfnsw/AAATyxs1w49iNhJCl7szqHU0a
Please feel free to send questions in advance of the meeting to [email protected].
The meeting will be held on July 13, 2022, at 6:00 PM EDT. The Zoom link is as follows: https://us02web.zoom.us/j/86084992104

The top is one area where I wonder how this will turn out. At least its not drawn with a flat top with 3 or 4 floors of the core sticking above the roof.
The details on this will have a big effect on the finished look. Like will the curved glass really be curved or just 3 or 4 flat pieces trying to be something else. But this could turn out to be very sharp if the developer and architect work at it.

Wow, I like this. Sleek design. Its a skinny skyscraper essentially but like many of the Philadelphia tradition of skyscrapers design and craftsmanship seems to exude from the design.

I hope they built this to look the way its proposed.

Update from the meeting: height has increased to 562 I believe they said. Over 560 I know that. It’ll be above Arthaus!

Woahh, I don't think I've ever seen such enthusiasm for a High-rise, maybe people respect height on Broad St or this shows the demand for towers is way up.

Is this indicative that office skyscrapers will be coming back in the next few years?

I don’t think we’ll ever see offices come back like pre pandemic but I think it’s more indicative that people are moving from rural areas to population centers

It’s all demand based. I can’t imagine any new significant office space will be built in core CC until office workers are back in the office at levels closer to pre-pandemic.

So I got curious and searched up to see if we have any current numbers for the summer, the closest we have is May 2022.

I assume

"Financial activities"

Professional and business services"

& "Leisure/Hospitality"

Account for the Offices & Hotels.

Here are the numbers

https://www.bls.gov/regions/mid-atlantic/news-release/areaemployment_philadelphia.htm

Now if im reading this data right, (and please let me know if im not) the sector that is still taking the biggest loss is financial.

All the others have seems to have rebounded. However I wonder if this data is counting employers employees count or employees that are actual bodies in the City.

But this data looks good, it shows that everything is almost on par with 2019.

I do think People will be coming back to the office in the years to come & even if they don't building a sky rise isn't out the question; look at what rite aid is doing with their campus at the navy yard That concept be incorporated in high-rises.

If that happened, I didn't see or hear it. Although they tweaked the presentation again versus the one that had been uploaded to dropbox, as best I can recall the diagram showing height still specified 542' 6". Hopefully CCRA will post a link to the revision, else we'll have to wait a few weeks for it to appear on the City's CDR meeting page (guessing this will go in August). Timeline-wise they are shopping the financial markets and hoping to have financing in place within the next 6 months, formally close on the Health Center purchase by year end and begin construction Q1 2023. From that point construction is estimated to take about 36 months.

They said in the meeting that the slides are wrong as to the actual height. The increase happened very recently because of the elevator apparently. Somebody asked about the height and they mentioned it.

Okay, you may be right. I'll admit I was multitasking at a few points during the meeting. My understanding was that the slides shown were all current (July 11 date appears on them), but differed from the package made available earlier on dropbox (with a June 1 date). I wrote to the CCRA to ask for a link to the latest iteration.
