If I were to guess, the Downing Street (Ashford) project behind Assumption, The Aquillini Block and maybe the mythical "Harper Building" of Valmond Robichaud.

It will be none of those. It will be something unexpected but very substantial.

I was thinking of 1222 Main Street, owned by Crombie Properties. They are very capable of creating a major development, possibly including the vacant land next to the building.

Then there's the Crowne Plaza block, owned by Aquilini Development. They're also very capable of a major development.

And finally there's the vacant land next to Staples on Main Street. There have been proposals put forth in the past, but nothing has ever gotten off the ground which is unfortunate, given the excellent location of the property.

So, I got two out of three right.

And, no, the proposal doesn't involve 1222 Main either. If you guys keep it up, you might get it by a process of elimination.

So to be clear, you're saying it's none of the above?

Then there's the stalled St. Bernard's Square development. I'd love to see a project comparable to the original proposal.

Has your source said when later this year we'll hear something? Thanks.

Not St. Bernard's Square either. That proposal is quite literally burnt toast. The property has a new owner, and the development incentives have been transferred to this new owner, but there is no indication if, when, or what may be built. I'm afraid that this property may lie fallow for years before anything is done - a real tragedy.

As for the project at hand, my source had no additional information, but, given the quality of the source he/she had been talking to, they were quite confident an announcement would be made sometime in the next few months.

I wonder if it was anything to do with the soon to be former police headquarters, or perhaps the Subway block. Speaking of projects downtown that we’ve been waiting on, what’s the latest with the former Moncton High? Is there anything still proposed for that site?

<crickets><crickets><crickets>

Personally I think they should look at apartment/condo conversion.

Isn't the St. Bernard's Square land now owned by the developer of one of the new buildings on Weldon Street? With that property now leasing units, hopefully this developer will turn his attention to the SBS property. Let's hope he didn't spend $3 million just to sit on the property. I'd be pleased if the project got off the ground next summer, as long as it's comparable in scope to the previous proposal. Anything less would be a bid disappointment.

Other than maybe the gym, I think they should demolish and start over unless there is a heritage issue.

There is a heritage issue, especially WRT the auditorium.

The auditorium and the gymnasium should be spared. I think the rest should be on the table. I would prefer to see preservation since it is a distinctive building, but if this is not possible, then, aside from the entrance, auditorium and gymnasium, then all redevelopment options should be considered.

Maybe the facade could be preserved otherwise.

In today's market, I really thin the only viable option is residential conversion.

Mystery development....

For the upcoming development that is being speculated I wanted to throw my hat in the ring.
What about the two lots in between the Rod and the strip mall on Main, river facing. I mean this place would be an awesome place for new retail with perhaps a residential element. There are so many areas that could use development, I have to think that these prime riverfront lots have to be at the top of desired spots in the Downtown area.

None of the above. sorry.

The only hint I will give is that land assembly is occurring. The industrious (and obsessive) amongst you can take it from there and try and figure this out.

As I've said, I've been sworn to secrecy and can say no more.

So you know the location but can't reveal it, right?

That is correct. I know the location, the size of the development, and who the proponents are.

My new guess is a large development on the corner of Robinson & St George. All of the houses and the former Deluxe building all sold on the 19th of April this year.

Are we looking at an empty lot or a tear down and redevelopment? Give us something!
