No matter what everyone thinks of the owner's criminal history, Breakfast Bitch seems like a strange fit for a hotel restaurant. Chain hotels like the Cambria serve a diverse clientele, including some people who may object to the name. In addition, it seems weird to have a hotel restaurant that doesn't serve dinner. Poppy, the previous restaurant there, seemed a better concept for the property, but it had the misfortune of opening right before the pandemic closed everything.

Downtown Phoenix will soon be home to one of the country’s most popular fast-food chains, Chick-fil-A.

The Georgia-based chicken restaurant has signed a lease and is preparing to build a new location on 7th Avenue, just south of Roosevelt Street, next to Starbucks.

The land is owned by a couple of different partners, but headed by Mark Davis and his development company 48 Development Co. The group originally purchased the land in 2018 for $3 million, according to Maricopa County records.

The land was already pre-approved for drive-thru operations and several drive-thru businesses showed interest in it, Davis told the Business Journal, but Chick-fil-A stood out from the flock.

“They have a higher standard for building design,” Davis said.

As a downtown resident himself, Davis said he wanted a business to go in there that elevated the land and offered an obtainable price point that appeals to all different demographics found in the downtown area.

This location will be different from other Chick-fil-A restaurants around the Valley. The company worked closely with the city to custom-design the store to fit into the downtown neighborhood. The idea is that it will be as convenient for pedestrians as it is for drive-thru customers.

The 5,388-square-foot restaurant will be built on 1.45 acres and will have 58 parking spots and room for about 36 cars in its dual drive-thru lanes.

With this site being in downtown Phoenix, Chick-fil-A expects there to be more demand for delivery than most of its other locations, so the company designed the 7th Avenue restaurant to have a larger area for third-party delivery pickup.

I remember. I posted that his would be a chick fil a and a few people were pretty rude and a moderator even threatened punishment over it.

I'm glad that Little Miss is moving along as well. Scott is pretty bullish on this one, I think there will be some lunchtime specials to get people through the line in time. Order and pay early then pick up.

I always chuckle when the same folks argue for more low income and workforce housing and then oppose the restaurants they would eat at. Downtown needs more budget dining options not less. And while many don't like corporate chains, it's very hard to do budget dining these days. I would love a Euro style donor kebeb place btw.

People have been driving to downtown Phx for a long time and I don't think that is changing anytime soon. We should want people to drive down here, because if they do not, the retail/restaurant sector simply serves a smaller clientele. If there were no parking here, it would be an admission they don't trust the area, aka, no dining room like the one on 19th Ave. I view the parking as a win- they trust the neighborhood enough to have a dining room.

As a parent, I love Chic Fil A. It's one of the few fast food joints the whole family enjoys. Right now, if you work downtown and need a quick lunch, the options are VERY limited for drive through. This is huge for people that actually live and work downtown.

That's just people not using logic. Great post, by the way.

Poor people (not exclusively) eat fast food. Most people drive cars. You want a diverse mixture of people to move downtown? give them the amenities they want which include food and parking. Not everyone wants to walk, ride a bike, or take a bus. In fact most people don't want to do those things.

A lot of people want more freeways and more lanes on roads, sometimes what people want and what is good for the city don’t align.

The issue is not so much the Chick Fil-A brand or the abundant parking. The real problem here is the double drive-thru lanes, which create a hostile environment for pedestrians and cause traffic back-ups. Those are incompatible with a walkable urban core and have no place downtown.

That might be true inside the 3s. However 7th Ave is a vehicle traffic corridor. Downtown depends on thousands of people expeditiously getting into downtown on 7th Ave. I would love to have more walkable areas in downtown proper, but this is 7th Ave and it is a very useful thoroughfare.

If it didn't have double drive through lanes; it would REALLY back up onto the street, so I don't see the logic.

Due to the city's chronic mismanagement of the 7's, I see them as a lost cause for the foreseeable future; however, these drive-thru lanes will be accessed via McKinley. That's where the harm will occur.

In terms of traffic backups, I suppose you could argue that one drive-thru lane would cause more problems than two. Nevertheless, the best solution is no drive-thru lanes at all. They're a completely inappropriate land use downtown or anywhere along the light rail corridor.

You are right that downtown areas generally should be fairly walkable. THIS area is not quite there yet in my opinion. It is one of the city's "hotspots" for violent crimes according to Phoenix PD's crime maps. Of course the east side of 7th Ave is far more walkable than the west side, but this location is ideal to help with the economic development of the area.

This is a net improvement in my opinion. It will fill a vacant lot that might otherwise be attracting lower quality franchises. Starbucks was a longstanding beacon of light for this area. Now they have a partner providing quality lessons of the workplace that neighborhood teens just were not going to get working at the other businesses in the area. This franchise has a reputation for emphasizing quality and courteous customer service in training employees - something that teens in crime ridden areas could really benefit from.
