1. I heard the balcony divider issue is due to supply chain issues. If I had to guess, I'd say it might be another two or three months before it's resolved.
2. The $100/150 fee is indeed just to cover the cost of the space (cleaning expenses etc). There are lots of availabilities.
4. You have to book the amenities ahead of time. You can book up to 2 weeks in advance. There are capacity limits for each of the amenities (i.e. maximum 5 people can book the pool at one time; maximum 3 people for the gym...).

Wow that sucks to not be able to use your balcony all summer. Can you agree with your neighbour to share it or liability blah blah means no dice?

Hey neighbour! I've had access to my balcony from the time that I moved in in mid-March. Most units now have access to their balconies, but a few still don't.

We have access to one of ours. The large one that wraps around the corner is finished and just waiting for inspection by the City.

I'm a new owner/resident in the building.

A couple of notes:

- The parking garage is hell. Way too narrow drive lanes, especially on the ramps. Good luck if cars are going both ways. Parking spots are often nestled between two concrete pillars. Each floor also has a parking spot nestled beside the drive ramp. I'm on P2. If i was on P9 i'd never drive anywhere because of the difficulty of navigating the garage.

- Loading zone on Norfolk avenue is inadequate. Moving trucks tend to block the road. Loading zone is dual purpose as garbage/recycling pickup zone. On Garbage/Recycling days moving is a pain in the ass.

- garbage capacity has proven inadequate so far. I think the garbage rooms are undersized for the building. Something to consider as Claridge builds 60 storeys across the street. Paper recycling has been a problem in particular, though that may be because so many people are moving right now. So far, no green bins, though it's promised to be coming.

- The bike rooms are close to capacity. Will monitor but seems like another undersized service for the building. This is a problem at a lot of condos though.

-There's a lot of common areas damage (hallways, elevators, etc) from construction that will need to get fixed before the building is done. Even finished floors (units) dont feel finished (hallways need touch-ups). Hopefully there's a new condo board in place soon that pushes claridge on these items, right now it's the claridge board in charge.

-Balconies - my unit is still not done, needs glass. Not sure on the numbers but i'd estimate around 10% not done visually, plus more missing city inspection (therefore no access yet). This will drag out over the summer - i talked to a balcony guy and he said hope is for my glass to be in by end june, then inspections need to be done.


Dont get me wrong, i'm happy with the unit, the view, the location, etc, there's just a bunch of annoyances right now that i'm noticing. I'll get over all of them, or they'll get fixed, except the parking garage design, that's one i'm going to be annoyed with forever.

1. I'm going by what it looks like on the outside, if there are a lot of units with the divider issue (mentioned earlier in this thread) I can't see that from the street. Either way, not a good look for Claridge to close so many units with the balconies incomplete. Mine was actually missing the railings too when I took possession.

2. I'm not sure what can be done. There's space for mine right now in the p1 room, but I've got mine stashed in my storage locker for now. It looks like it's going to fill up though.

3. I haven't used anything yet, but the amenities look fine to me.

4. Garbage is Thursdays, recycling is Tuesdays. I moved on a Tuesday and my truck had to block the street. I'll find out this week if it's weekly or every second week.

I have friends with similar bike room issues (in Toronto). The residents have resorted to hanging their bikes from a wall-mounted rack above the hood of their cars at their parking stall.
