The ground floor will be businesses

Good question. Unless by "communal" they mean open to the community at large, and expect that non-residents that work nearby will use the showers?

small step toward solving both the housing shortage and climate change crisis in Phoenix, according to the city.
Quite a claim for a project that took 4 years to build

Thanks. Considered weighing in on past discussions of housing policy, macroeconomics, etc. But instead saved it for something important (shipping containers)

Was roaming around on My Community Map, found some pre-applications for possible upcoming projects to keep an eye on. I don't believe I've seen renderings for any of these yet.

The Haven at Washington - Multifamily on SEC of 12th St/Washington.
PreApp issued in Feb: PAPP 2201322.

Broadstone Van Buren - Multifamily at 1010 E Van Buren.
PreApp issued in May: PAPP 2203924.

The Fillmore Phase 2 - Multifamily at 500 N 5th Ave.
PreApp issued in April: PAPP 2203385

Yes, it's for the new northwest corner of Taylor and 5th Ave. Google hasn't programmed the new street yet.

Good to hear about that Broadstone Van Buren project ... i've always hated that vacant lot.

Excited for another empty lot bite the dust, even if it’ll be the standard Broadstone template.

I hadn't realized the proposed Westmount Place residential had already broken ground in Midtown. It has a new name, Alloy Midtown and has already started going vertical.

For those not familiar, this is a 5 story residential development getting built over the garage here: https://www.google.com/maps/place/3022+N...4619a6f358!8m2!3d33.48285!4d-112.0712821

Contractor site for renderings: https://www.armays.com/portfolio/alloy-midtown-apartments/

I've never really understood how this project pencils out without sacrificing the office building. It doesn't have particularly generous parking ratios, and most of its parking is going to residential use now.

I'm not sure what the plan is for the office building, but it looks to be getting extensively remodeled.

Oh, per your own link they're converting the office building to apartments. That makes much more sense.

The renderings don't have them doing any facade improvements that change it from what's obviously a dated office buildings into something more modern. Odd project indeed.
