Stratford, P.E.I. council ordered to rezone land after IRAC appeal

After a lengthy discussion and consideration of public input about the proposed rezoning and development, council voted against the resolution 3-2, with one member abstaining from the vote.

In its decision, IRAC said the town had not followed proper procedure.......due to those errors, IRAC allowed the appeal and ordered the land parcels be rezoned, allowing for the development of a mix of townhouses, apartments and single-family homes......it is in the best interests of the town to accept IRAC’s decision.

Wow, I think this is one of the only examples I can think of from recent memory where IRAC was used to actually get housing built, not the other way around.

I'm not sure what this is for. It's a new build. It may be the expansion at the mall on the west side.

"The proposed development meets a number of the technical requirements for moderate infill development within a mature neighbourhood. Notwithstanding, given that the majority of the property is already zoned R-3, it already has development rights to support a building with a density of nine (9) units and a height of up to 49.2 ft. I guess it’s easy for us to ask that question when it’s not our money building these structures, but if housing is in such a high demand, you’d think developers would use the opportunity to add density, which lowers the overall cost per door.

Charlottetown is doing a review of its official plan this year. Hopefully better zoning and land use is a result. We should be identifying areas that can support higher density, then require it upon redevelopment of these older properties.

Ya that is what I heard as well not sure where it will go. I did say a few pages back the Little Ceasars is moving down the street to Merry Maids and Pauls Flowers. So maybe they will tear that building down not sure at all or possibly beside the dollar store. The old Chineese place said leased. My guess for that is the new East Side Mario's or St Louis bar and grill. It said on the St Louis website Stratford and Charlottetown. A 42 unit is going to Start on Pine street this summer as well. And the big 96 unit by bed bath beyond is now opening in July.

Also glad to see CAO Peter Kelly will be gone soon. And why does he get a 6 figure severance package he's a bum? With our city's luck Don Reid will get the job lol the biggest NIMBY in Charlottetown.

I used to live in Sherwood and am well acquainted with this intersection. A roundabout here could be a very good idea (depending on how it is designed).

I have a source telling me that Dollarama plans on opening at least one new store in PEI in the next couple years. If I was to bet, it would be several stores, Western PEI, Summerside, Kensington, Cornwall, Sherwood and downtown Charlottetown would be where I would look at potentially building stores.
