Morgan's Pier and Spruce St Harbor are always slammed on nice nights. Nice to have some overflow capacity. I was also impressed with the RiverRink for winterfest (no comment on summer programming)
Cherry St Pier is amazing, amazing space but something feels amiss.

Coupled with the new bike lanes it feels like the waterfront is finally coming together (all eyes on the 95 Cap!!)

Something big is definitely about to come near the corner of Ridge and Leverington. Two separate demo permits were issued this week. If these two sites get consolidated at some point in the future, then I expect a building with good height for Roxborough:

Some retail updates from another site...

It appears Brooks Brothers & Allen Edmonds may be closing, which would is unfortunate.

Also looks like Design Within Reach chose Ardmore for their first Pennsylvania location. For those who don't know, DWR was supposed to anchor the Market East development, but backed out. I am glad they chose Ardmore over KoP though.

According to the PLCB Michael Schulson Collective will be taking over the Witherspoon Building:

Jesus lord... we just can't catch a damn break LOL. We finally start getting some traction to get hit with more closures. Losing Allen Edmonds and Brooks Brothers would be big blows....

Sweet! The restaurant scene is ON FIRE in Philadelphia currently.

Such a shame our retail scene is literally crashing and burning LOL

Things are very off in retail. I had to go to King of Prussia last night on an errand and stopped in the mall around 7PM. Although the mall closed at 8PM, a very large number of stores were already closed. Foot traffic was way off from what I'm used to. I don't go to the mall often, but I've never seen so few people at any time of day or week. This is supposed to be one of the successful malls. I wouldn't want to see an unsuccessful one.

Not to dismiss that there has been an impact on retail but Fri-Sun it's packed and even finding parking (or at least navigating the lots) can be difficult; it's never been a strong weekday mall outside of the holiday season. Willow Grove Mall is similar now also, I was there a few Saturdays ago and it was frustratingly crowded.

My wife and I were just at King of Prussia Mall last week as well and noticed the same thing. We asked a few retailers why every store was closing before the mall closes at 8PM and they all said they same thing.... they're having staffing shortages and are having a hard time finding enough employees to cover the hours. Assuming that's hurting an already struggling retail market due to Amazon/online shopping and the pandemic.

We’ll see if they move somewhere else which seems to be the case lately. State and Liberty is setting up shop in the former Barbour space and it looks like something is about to go into the old Ulta spot soon (the “for lease “ signage came down recently). J Crew also reopened a few days ago on Walnut.

I wonder if it's a week night thing. My friend who works for Van Cleef did a pop-up last weekend into early this week at KoP, and said the mall was crazy packed on Sat-Sun, but Mon-Tues was very slow. He mentioned it's a similar situation in most retail centers he visits for the brand. Although, most of the fancy stores in KoP don't rely on foot traffic, but more a local high-spending clientele.

I remember during the dawn of time DWR was actually in the former Doc Marten’s building which has since burned down. Retail in CC has been a revolving door.

Also, according to the Brooks Brothers brochure it looks like Saatva Mattress will be going into the old Wells Fargo spot. Kind of underwhelming but I’ll take it.

I work at the HQ of a national consumer products retailer. We have a location at KoP.

Interestingly enough, we've had to change our revenue models because more of our retail volume is coming in between Monday and Thursday than ever before and the weekends account for less revenue than they have in the past, in relative terms to the whole pie. Now that more people are WFH and or hybrid, they can sneak out for a few hours during the week to get something done that in the past they would have waited until the weekend to accomplish.

This has exacerbated staffing issues because whereas we might have been able to run the stores on M, T, and W with 2 people, now we need 3-4 to keep up with the increased foot traffic during the week. It makes the weekends and later nights harder to cover.

Don't get your hopes up re: height. Jones just threw a bill into council to amend the Ridge Ave Overlay to cap the height of all new construction to 38 feet and 3 floors. I wouldn't put it past the developer to attempt to get a variance that will face mass opposition from the Roxborough Anti-Development Karens Coalition!

Maybe it is a week night thing in the new normal, but, in the past, I tended to go to the mall on weekdays and weekday evenings, preferring to avoid weekends. The mall has never seemed so dead.
