I just gotta say that I drive for Lyft and Uber and am frequently in downtown. I love seeing all the building activity. I don't post much, but being on this site gives me info that I'm able to share with passengers. They love knowing what's happening.

A while back I drove an instance agent that told me she does construction insurance for all the high-rises. I'm not sure what's happened since, but she said that the lot east of Harmon's will be a pretty awesome building.

Hmm, I hope they increase the height a little to put it in the same range as Convexity. That particular tower along with Convexity will add a lot to the skylines eastside view from the north. Now that 95 So. State is finished, isn't that tower the most likely to be the next where the L.D.S. church is involved?

Thanks for the photos, rockies! Looks to me like they are going to be doing a big foundation pour soon.

I'd love to see what's planned for that lot next to Harmons. Hopefully a 350+ ft condo project.

I would think it would be Cascade honestly, given the fact that the podium is already in place there.

Or maybe they’ll just pump the breaks for a minute while they wrap up the temple square rigamarole.

Rumors (likely based on the OG city creek plans) say it’ll be around 10 stories. We shall see.

I know it has been posted here many times so I apologize but where can I find the 3d map of downtown with proposed towers? I wonder what it would look like with a 350ft+ next to Harmons

None of the previous maps by Orlando? or whoever had a mock-up with a building right there. But yeah, let's see it.
Last heard was 10 stories, a long while ago.
The insurance girl could be stating about any number of stories, or floors.
Cool spot for either.
Looking from the southeast, it would be the densest part of the skyline if tall.

Regarding the spot to the East of Harmons, I have heard a few times in the past that they were looking at building taller than originally planned, especially with the current housing market.

While nothing had been finalized, I did heard that they were looking at 30+ stories. One person even mentioned it would be similar to the original plans for The Cascade (415'). The only definite that I was given at the time was that it would be no less than 14 stories.

While I do hope that The Cascade soon, I do expect that this location will be the next project by CCR. As for timing, there is a good chance that we are going to be hitting a limit on workers soon.

By this, I mean, are there enough workers for the following projects to happen basically all at once?

Astra
Convexity
West Quarter Phases 1.5 (16 Stories) and Phase 2 (3 towers at 20+ stories each)
150 Main (Theater)
Sundial
Apartments south of and adjacent to Sundial (15 stories?)
370 South West Temple (10 story hotel + 28 story Condo?)


All of these projects are off the top of my head and could all be actively under construction at this time next year. This list also doesn't account for the new liquor store and parking structure on 3rd South, nor the Moda Luxe or the 4th South Apartments west of and adjacent to the 4th South 2nd West liquor store.

This is 11 buildings of 10 stories and up and all being Reinforced Concrete or Steel construction (Sundial).

I am just not sure if SLC can support any additional highrise projects happening at the same time. Especially with the Airport not set to complete active construction for another 2 years or so.

This would lead me to believe that CCR's next project may be at least 12 months before we hear anything official about the project. I hope I am wrong but don't want there to be any unrealistic expectations.

Of course, this is moot if there are actually enough workers available for more active highrise projects.

As a side note, I think it will be interesting to see so many projects happening at the same time throughout downtown and the impact these projects will have on the skyline and at street level with the increased population.

95 State

I lucked out today and ran into a friend that works in 95 state.

She took me on a tour of the 5th and 22nd floor where she works.
It was a beautiful space and very state-of-the art.

She told me that UBS (where she works) was the only tenant at 95 state at this time.
I'm just wondering why there is still so few tenants in 95 State. I thought the economy was supposed to be really good in Salt Lake.

She did state that they were a hybrid company, with some people still working from home at least part of the time. Maybe that is part of the reason that the building is so empty.

Any thoughts?

Where I work near 95 State all employees want at a minimum a hybrid office-telework set up, and around a third of employees or so want to maintain full teleworking with in person meetups here and there. I don’t know anyone who wants to go back to the office full time in my office. Many just want 2-3 days in office/week. The flexibility is a perk that employees are pushing for and employers are considering. I also know some great employees have hired on that are full telework and live somewhere else who would have otherwise not hired on. Mind you I’m in tech/science so we are not “business industry” people per say that need everyday face to face. One case and anecdotal and probably doesn’t apply to all cases, but thought I’d share where people are at in my office.

So I have a family member whos firm he works for was going to take 3 floors, due to a huge exodus of employees that have left in past few months to aother firm they no longer will be moving in as they dont have the numbers. Crazy competitive times

I think long-term telework status is not sustainable for company culture and cohesiveness, and not to mention urban vibrancy. I do think that there needs to be the options to work from home, but not most of the time. I came back to SLC last year, and it was depressing coming back to the office due to so many working from home. Some companies are back to the office, and the studio I work in is almost full attendance, which helps for better communication with team members and camaraderie.

Salt Lake got a shoutout and a picture in the Wall Street Journal today. It looks like banking regulations may be part of the building boom in Salt Lake.

I think we’re both right if that’s possible. I think there is a world for both. You are right, many humans like in person interaction whether that be at work, home, etc. It’s also true some humans are introverts and don’t necessarily need that. I’d argue more residents living downtown is more important to urban vibrancy than office workers and office buildings that are empty at night when people head home. I also feel that teleworking works better for some who have other commitments and have to commute. Those of us that can’t afford to live near or in downtown for example. I wonder how many employees who work downtown live downtown. If they live downtown and add to the vibrancy then great. Otherwise I’d imagine a chunk of downtown workers live in single family homes and commute in. Which leads me to my next point. Whether one lives away from downtown to escape higher costs or to buy a home, less cars commuting and on the roads has a cascading positive effect on the local environment, namely air pollution which is cited by many as a reason why they don’t want to live in SLC. Teleworking success also depends on the industry. As I mentioned I’m in science/tech. A quarter of our company works full time remote now and do not live in Utah any longer. Our production has been maintained and gone up in some instances. Now, does this work for Goldman Sachs or other companies. Probably not, they are not scientist who can be okay with once a week at work interactions. It’s a case by case thing. Will this all impact office vacancy? I don’t have the answer to that. I just know we live in a world now that some like teleworking and some do not.

I would imagine the Union Pacific Hotel as well since they have a pending building permit.
