Agreed. I feel like the garage can be tinkered with to accommodate for that. A great example is 2nd Bar + Kitchen with that upstairs patio.

I thought I read they were doubling the outdoor space though....which confused the hell out of me. I wonder when we'll see the rest of the building. I feel like that's gonna make or break this with the public.

I'm at the meeting, although I can only stay for a certain amount of time. Hopefully they will get to it soon. Right now they are talking about fences...

HLC is recommending historical zoning, deciding on all structures or just 211-213 W 4th.

I was there as well! They pulled the item up to be discussed first. Hearing began around 7:00 and wrapped up about two hours later.

The recommendation is for all structures.

When the HLC started eating out of Richard Suttle's hand I had to check out, but it looks like us citizens will be expected to dip into our pocketbook again for his client and also to kiss historic 6th Street goodbye.

Hopefully someone who saw the entire meeting can tell me I was mistaken in my assumption.

I left around 715, wish I could have stayed longer but I'm glad I went regardless.

Are you talking about that man who spoke about 6th right before? I don't know who he was.

Yes, he's the zoning lawyer who seemingly gets our property taxes to be given to his private equity (developer) clients. You can call it a TIF or TIRZ if you'd like.

can anyone explain why OCH seems to think they'll be forced out in a few years due to the historic designation? I don't understand that part

Not necessarily. The HLC still has to vote on the designation. It then gets forwarded to the Planning Commission for their recommendation and Council makes the final decision.

The current owner / landlord wants to raise the rent because the market allows it and they need to pay their property taxes. If the property is not designated historic the current property owner will sell to Hanover and Hanover will cut a deal with OCH. Basically it is the new denser development subsidizing the beloved cultural asset. IMHO we should encourage such things and hope to get more of it in the future rather than fighting it.

Rising property taxes not matter what will force them out he says, unless they can get that nice deal with the developer.

In my wild-guess opinion that HPL vote per se has basically zero effect on the future, right now it's just a kick-the-can vote for a month while forces assemble.

The HLC has no authority. They are just an advisory board that makes recommendations to the City.

Historic Landmark Commission does not recommend historic zoning for Fourth Street properties

https://www.kut.org/business/2022-06...eet-properties

By Marisa Charpentier
Published June 2, 2022 at 5:00 PM CDT

The buildings that house LGBTQ+ bars on West Fourth and Colorado streets in downtown Austin aren’t getting historic zoning — at least not for now. But it appears the buildings won’t be totally demolished as developers seek to build a high-rise on the block.

Wow, that's kind of surprising. If they do reserve a retail space for Oil Can Harry, I'd love to see some rent controls put in place so the developer isn't just paying lip service until OCH goes out of business due to not being able to afford the exorbitant rent.

They’ve done that, I think. Offered OCH a ten or fifteen year lease. Something in that range.
