Increased container ship traffic

It's great news about Hapag-Lloyd increasing their traffic through the port, but it has me wondering about a plan to improve the rail infrastructure within the city. Every one of the thousands of containers coming off those ships needs to travel through that feeble little single track that intersects Simms Corner, or by truck via a similar route.

It seems like a bottle-neck that won't be able to keep up with the anticipated port growth. There's the planned logistics hub at the west side train yard but I'm just wondering about the traffic from the dock on its way out of the city. I don't recall hearing about those details.

Can the poor people of Rothesay handle that kind of density in their town?

More importantly, will the arrival of all these riff-raff landless peasants drive down property values???

They are adding a lot of trackage at the port itself, including a new little spur to the new combined Rodney/Navy terminal, but unless they have the space and wherewithal to 'twin' the existing line from Sea St to Mill St, across Simms, IDK. It looks like they could, in theory, from a cursory look at PAOL.

The line that runs from Seaside Park along the coast to roughly the Holy Cross Cemetery and from there more or less parallel to Route 1 as far as St David Ridge Rd east of St. Stephen would have been great to have.

I had thought it was further north.

I've never looked super closely at the Lee Cove area and was surprised to see two disused piers, one directly east of this site and the other just north of the sawdust pile. Any idea what they were for, who built them, and when?

They were where barges would unload logs that came down Saint John river. Not sure when that stopped, although I remember as a kid in 1980’s seeing the barge come down the river between Grand Bay and Sand Point. Maybe they still do??

They’re probably all in old Fairvale, which Rothesay folk never cared much about anyway. I still remember amalgamation in the 90s and several Rothesayites were upset that incorporating all the lower income Fairvale residents would ruin their ranking as one of the highest median income communities in the country

I've never understood this petty drivel between communities.

And no I'm not a resident of Rothesay.

Chatter on Twitter that the Old Forum site near Main and Harvey in the North End has recently been purchased and future development "will likely be higher end housing trying to tie into Douglas Ave and Clarendon St."

I remember noticing that this lot was listed for sale back in November and has since been de-listed, so this rumour has some legs.

Would love to see some mixed use buildings with commercial frontage on the Main Street side. It's a fairly central location in the neighbourhood for some local amenities (e.g. cafe?). Then fill the rest of the site with missing middle housing forms.

I was in Drury Cove the other day aimlessly driving around. I noticed some earth moving equipment parked at the entrance of, and about 50m up, the dirt road east of Shoreline.

https://www.mapquest.com/canada/nb/saint-john/e2h-0a5/299-shoreline-dr-45.340179,-66.034194?zoom=17

This is a big undeveloped PAN (06688929) in three portions, and just below it is PAN 06795970, which has five portions.

I wonder if we'll see more high-end construction out here- and eventually a connector to K-Park to mitigate the train issue?

There was a huge house under construction last summer. I only saw the back end from the river but it was towards the end of Drury Cove.

The location is ideal for some mixed-use commercial/residential. They could tie into Douglas & Clarendon but it would have to work well fronting Harvey. I don't know, something medium-height and dense would be fun. It's a bit of an odd piece of land, though.

Speaking of the North End:

United Church to transform its properties into rental apartments
Alex Bozikovic
May 2, 2022

The line for the food bank stretched out for half a block in downtown Toronto. Scores of people stood patiently along the sandstone façade of St. Luke’s United Church, all waiting for their chance to be served. Across the street stood half a dozen people who are planning to redevelop the church.

But even with the redevelopment, the food bank won’t be going anywhere, said Tim Blair, chief executive officer of Kindred Works, a real estate company associated with the United Church of Canada. “We are going to create an ecosystem in which this place is serving many people.”

Kindred Works has a goal to transform the church’s properties across Canada. This includes renewing church facilities and housing 34,000 people over the next 15 years in new rental apartments. One-third of these will be below-market rentals, with financing from Canada Mortgage and Housing Corporation. KPMB Architects are the lead designers for all of these projects.

Kindred Works now has eight projects – which will include 600 homes – in the planning process: four in Toronto; one in Saint John; and one each in Ottawa, St. Catharines and Orillia, Ont. By the end of the year, Mr. Blair says, this will expand to 20 projects and 1,500 homes.

My initial thought when reading Saint John was Portland United off of Newport crescent. It has a sizable front yard that could be redeveloped into housing...

Press release confirms that Portland is indeed the congregation in question: https://www.newswire.ca/news-releases/ki...g-canada-s-housing-crisis-834924041.html

Between that and the possibility of redeveloping the Baxter site, we could see a substantial transformation along that stretch of Millidge Avenue.

Is one story retail frontage with upper floor residential setback facing Millidge too much to ask for?

Sold for $300K on 22 April, to be specific: https://paol.snb.ca/paol.html?v=1.0.37&lang=en&pan=01652216 . What odd topography- kind of like an upside down horseshoe elevation-wise, with the south being very low. IIRC it flooded a third of the way up in 2018, so they'll need a retaining wall and a mountain of fill.

Good to see a luxury development emerging on Main of all places. I wonder if the small lots on the corner of Main and Harvey at 154 and 156 Main will be acquired too.

It would be nice to see some coordination between here and the St Peter's site.
