Ah, classic midtown will always have a place in my heart. Something about the days when it was half high rises and half seedy low rises and parking lots had a vibe that just worked.

Jamestown unveils first look at planned apartments near the BeltLine

Wild how much hiding is being added to Chosewood Park. It will be more populous than many numerous other neighborhoods.

I've lived in the neighborhood for 16 years. The amount of development in progress is staggering. I don't think anyone has really added it all up yet, but my estimate is that there are approximately 7,000 units announced or already in development in the area between The Beltline and McDonough/University Ave and The Downtown Connector and Moreland Ave. This doesn't include Summerhill.

The vast majority of these 7,000ish units will be 2/3 bedrooms. So we are likely talking about 15,000 additional residents in this quite compact and lightly populated area today. For perspective, the Midtown Alliance says there are 20,000 people living in Midtown.

We are going to need a lot more commercial development down here because Boulevard certainly can't handle the growth and GDOT is apparently never going to re-open the McDonough bridge. (It's been closed for almost two years, 95% complete for at least the last six months and zero work done since)

Wow! It does seem that Chosewood has appeared in an awful lot of announced projects. Its hard to keep up with all of it.

Not all of the projects I mentioned are directly in Chosewood park, but they are all pretty much adjacent. It's going to be insane around here over the next few years.

Planning permits filed to convert 100 Edgewood Ave NE (downtown across from Hurt Park) into residential.

"1970’s-era office building located at the corner of Edgewood Avenue NE and Peachtree Center Ave NE. The scope of work for this adaptive reuse project will be to convert this existing building to a 286-unit market-rate rental residential building. Exterior modifications will include 3 stacks of inset residential and public balconies, incorporation of a pool and amenity deck at the Level 1 west plaza with a new continuous privacy fence, a new dog run in the basement level east loading dock area, and a new covered canopy connecting the north lobby to the Woodruff parking deck. Interior modifications to include renovations of the basement and Level 1 spaces to incorporate residential amenities, coworking spaces, and retail spaces. Levels 2-17 to be outfitted with residential units, with a mix of studio, 1 bed, 1 bed + den, 2 bed, 2 bed + den, and 3 bedroom units. A portion of Level 17 to include a residential amenity clubroom. An existing parking agreement between 100 Edgewood and Woodruff parking deck, just to the north of the building will remain in effect, with no less than 450 spaces dedicated to 100 Edgewood."

"...six (6) new floors to the top of tower to increase the building to 27 stories...."

SAY WHAT????? They are going from an abandoned project that can't seem to afford windows in the lower floors to engineering and adding almost 100' on the top of this building ?????? It doesn't look like an "easy" engineering job the way the building is constructed.

Is this Opus #2 talk? Seems far out there from what it is now.

It is unusual but adding floors to the top of the building was the original plan. Or maybe that was the second plan. I guess they will go before the DRC every two years with a new plan. smh

Maybe this is the new plan except the base is supposed to be 8 levels now.

1405 Spring street to break ground soon

The new tower will rise on half an acre in a densely concentrated corridor that has attracted a frenzy of investment over the past few years.

Design for the 1405 Spring tower incorporates inboard balconies with stacking and shifting terraces, a contrast to some of the towers that surround the property. JPX Works designed the project, but Atlanta's Rule Joy Trammell + Rubio is serving as architect of record.

Nice looking building but really love the style of their Lilli Midtown building, just wish it was taller. Very interesting and creative design.

Would have been cool for Lilli to have another section as big as the current portion, plop on top and twist 90 degrees.
