Yeah. I think a lot of these companies are looking more for manufacturing and QA/QC space than R&D. From what Ive seen most of the lab space in SY and W.Philly is more suited for small startups and mid-size manufacturing.

3025 JFK has a regular office component. The article says that this company is looking to make a bigger presence in the area after they've been established, to the tune of two years. 3025 delivers in Q4 2023. Literally no reason they couldn't move in there.

For that matter, there's also plenty of other office space available or coming online in Center City. The article basically implies they're only seriously looking to move to somewhere like KoP or Newtown Square.

This is huge news and great to see! Such a huge vote of confidence in the Life Sciences industry in the Philadelphia area. I know we want every company to locate within city limits, but that's not realistically going to happen with every company. This company is located in Alameda, which is a built up suburb of San Francisco and Oakland... very similar to a Conshohocken.

I think it's a huge selling point for the region that Life Sciences companies could open up space in University City, Center City, the Navy Yard, King of Prussia/Conshohocken/Plymouth Meeting, Wilmington/Northern Delaware or Spring House/Ambler. It gives these companies a ton of options.

If they were in Downtown San Francisco and were opening up in Montgomery County... I'd be concerned, but they're not. They're in Alameda and looking to open up in Montgomery County... makes sense to me. No saying they can't open a satellite office in University City in the future.

I also see it as a huge positive and not necessarily a slight to Philadelphia since their CA location is similar to KoP / Conshohocken.

This is also good press for the city and region as companies are always looking to expand / move operations. This is another example that proves Philadelphia is just as viable an option as Boston, DC, NYC.

Most of these companies arent moving to a lower cost state for their admin work. I can only guess they are looking for manufacturing + QA/QC space which is only a tiny amount of total space is dedicated to office work. They are probably looking for more of an industrial space than a proper office. The last two bio-pharma companies I worked for were like this.

Huge news.

TBH, I'm not concerned they're picking the suburbs over the city. At least it's a close in suburb and not further out in say, Collegeville or Exton. That to me means many of their employees will opt to live in the city whereas that's much more difficult further out.

If anything, these seeming endless announcements to me indicate that there will be enough new business coming to lift everyone's boat.

Pharma is traditionally rooted in the burbs....it is what it is. If anything, it's the Navy Yard that lost out if they were going to base themselves in the city. Happy to see gene therapy take off in the city, but more suburban offices only help. This means more people flying into PHL, more people taking an extra day to visit the city, and more people opting for nice downtown dining. My office is in the burbs, and every opportunity I have to take out of towners into the city, I do. I'm just bummed that they closed both Skygarten and One Liberty Observation deck Those were my go to's because I can only assume other people are as obsessed with skyscrapers as I am.

What's bizarre is that everything for One Liberty is... still there. It looks like it shut down yesterday.
I am VERY confident that someone else could buy it and bring it back.

I hope so! I know Covid didn't help....but they could have done a better job at marketing themselves. Personally, I enjoyed that it was basically just me and whoever I brought up there, but I suppose that's not a sustainable business model.

Patchwork is super cool! That's the place at the Cambria. El Techo is really cool too.

There's also the rooftop at Continental, Assembly, and JG Skyhigh.

^ I've been to Assembly a few times, always a nice time, and feels less cramped than Attico on top of the Cambria (which is still nice).

I still haven't' been to El Techo.

And there's Stratus in the Hotel Monaco too.

Patchwork is the place at the Hyatt Centric.... getting my new hotels confused LOL

Previously denied plan for apartments at 601 Washington Street in Conshohocken resurfaces

In 2019, Whitemarsh Township’s Zoning Hearing Board voted 4-1 to deny variances and a special exception sought by 601 Washington Street Associates in regards to a 270-unit apartment community at 601 Washington Street in Conshohocken (Whitemarsh Township). Concerns expressed involved the ease of getting to and from the property due to the lack of a connection to Lee Street and the hazards of living in a flood plain.

A revised plan from the developer is on the April 26th meeting of Whitemarsh Township’s Planning Commission. The township zoning officer, Charlie Guttenplan, provided a summary to the members of the planning commission that reviewed the history of the project and what the developer is now seeking.

Guttenplan explained that after the zoning hearing board’s 2019, the developer appealed the decision and has thus far been partially successful. The Court of Common Pleas ruled in the developer’s favor regarding two of the variances denied by the zoning hearing board. The other items were appealed to the Commonwealth Court and the parties are awaiting a possible mediation resolution.

While this mediation is underway, the developer also submitted a revised plan that it believes does not require any additional zoning relief and if approved would resolve the appeal.

...There are currently three apartment communities under construction above the Matsonford Bridge in Conshohocken. Closest to the bridge is the 304 unit The Birch at 51 Washington (expected to be completed in the fall of 2022). Just upriver and adjacent to The Birch is the 276 unit Matson Mill community (expected to be completed in the fall of 2022). Just off the river along West Elm Street is the 348 unit 400 West Elm community (expected to be completed in the fall of 2023).

Below the bridge, there is a 597 apartment community at 401-433 Washington Street that is approved but has not yet broken ground. This community straddles the border between the Borough of Conshohocken and Whitemarsh Township. If the proposed plan for 270 apartments at 601 Washington Street is approved, that would bring the total number of new apartments below the bridge to 867.

The entire riverfront would see 1,795 new apartments.

^^Super impressive for Conshohocken. Would LOVE to see the parking garage at Fayette Street and 1st Ave developed into a new highrise.

Development over in Easton PA. Taken on Friday by me.

This is right by the Northampton Street Bridge. First thing coming into Easton.
