Because it's the first (of probably several) so it sticks out in a render. That doesn't mean it's 'overly dominant' - that's just your anti-development bias showing again. The Marine Building stuck out like a sore thumb, with lots of big houses really close by, for several years. Now it can be hard to find in an image of Downtown. (No, I'm not comparing the architecture of this building and the Marine Building, just offering a historical example of a tall building in the context of being developed among shorter ones).

I just think the renders show it being more dominant than it will. I support it because we need density like this around rapid transit.

If they tear down the 18 story building next to mine and put up a 40 story, I'll be fine with it. The construction period is by far the worst part.

The first of many? Hardly.


I always find it funny why Strathcona is spared being carpet bombed with these kind of towers when it is so close to downtown. Too many hipsters in those wood frame houses? Pete Fry? It's hard to imagine a more severely of underdeveloped swath of land close to the downtown core.

Of course Broadway is going to densify. Broadway Plan? Skytrain line?

Strathcona is full of heritage houses for starters. But just wait until the new St. Paul's opens up, and Translink considers putting rapid transit down Hastings. Their time will come.

Yes, 1st of many. Developers lined up to build in this Plan area.

Also, Strathcona doesn't have a subway under it and was "carpet bombed" last century covering 10 city blocks and I believe some of the same 50s industrial from residential conversion that occurred in Mount Pleasant Industrial Area. .

If one tower on Broadway is out of place, all the more reason to build more towers so it fits right in.

Technically, you can walk to anywhere in the world, except the water bodies.

Getting as many parts of the city connected with good public transportation network should be the aim of all sustainable cities.

The only reason I think Strathcona is not developing is because of the decay of neighbouring DTES. No one is really interested in developing the area, TBH.

Dude is angry that Vancouver is building stuff in a property development discussion board again... at least future is only mad at property development in his neighbourhood. This guy is just full on mad that anything can be different from the way it used to be in the 80s. There is no helping these people.

Zoning and by-laws / area plans are why I can't demo a block and build a profitable multi-family building. No different than anywhere else.

I see Strathcona eventually getting a stronger heritage overlay like Conservation Area status. There's true historical value in leaving the core of Vancouver's oldest neighbourhood intact (with most infill still allowed). The lots are so small, difficult to assemble anyhow. I could see a lot of development on the west side of the neighbourhood from Jackson to Chinatown, which was originally bulldozed, and then also along Hastings. Let the core around MacLean Park remain.

Strathcona will get 2 new Skeena Terrace equivalents once the rebuilding money comes in. Judging by the age of the two areas their time is running out.

Most were started in 1962, so probably see plans for renewal within 5-10 years.

I was going to write a letter of support for this project (I often do for projects in Vancouver) but then decided not to.

Essentially, I am saying “fuck it” this time.

Like, if building a 39 story towers (while towers up to 80 floors are now proposed in the burbs and even Kelowna is building a 42 story tower) on top of a new subway station (a project costing over 3 billion dollars!) on Broadway (which is essentially downtown 2.0) in a city that self proclaims to be green and pushing for more transit use is even a fucking debate to be taken even remotely serious, then fuck it. The city can go fuck itself. This should be no more than giving the morons a chance to complain and then giving this project a unanimous approval the second the last complainer finishes. Oh, and Vancouver is in the middle of an extreme rental and housing affordability crisis. Double fuck it.

Vancouver, your great at fucking youself. Now give the homeless more crack and let them shit on the streets as their human right while protecting the views of mountains by stunting growth downtown and respecting the concerns of assclowns by denying a 39 story tower over a new subway station.

Fuck you.
