Interesting. Looking it up on a map, I noticed two lots between this industrial park and Wheeler sold in February for $200,000.

PAN 03532852, description 'PCL D SD 7792 EASEMENT'
PAN 01889677, description 'BACK PARCEL OF LAND'

33 and 55 Dunant both sold in late 2021 and back onto these lots, which, taken together, are long, narrow, and only accessible off St George Blvd to the north.

Anyone know what's up here? Was this just an administrative change? Transmission lines run the length of the property but that did not preclude 689 Edinburgh up the road from using a similar area to park trucks.

Further information about the industrial expansion announcement from the Marshall Canada website:

Key members of the management team for the new site are already in place and work is well underway to begin fit-out as soon as Marshall takes possession of the building in April. Recruitment for the core production team is expected to begin later in 2022, with a view to commissioning the facility early in 2023.

Based on its current expectations, Marshall anticipates that it will boost New Brunswick’s fabricated metal manufacturing sector GDP by as much as 15 per cent by 2026 as well as driving export revenues to help address the province’s trade deficit in the sector.

Similarly, if it is able to capitalize on a number of key domestic and international defence procurement programs, Marshall expects to be generating as many as 500 direct and indirect jobs in the province before the end of the decade.
So, the initial 65 jobs may be just a drop in the bucket. It sounds as if significant expansion may occur in the future if they are talking about 500 direct or indirect jobs. This is a big win for NB, and these jobs will be high tech or high skill manufacturing jobs with a significant payroll.

The lot immediately to the east of Atlantic Outdoor, on DesBrisay Avenue in the MID West Industrial Park has been prepped for construction. The land has been cleared and the topsoil stripped. There is some machinery on site.

This is a reasonably large lot. Anyone have any information?

This recently cleared strip of land at 2121 Mountain Road (the Google Maps image must be from last fall) was mentioned on Mayor Dawn Arnold's Facebook update on today's city council meeting:



Apparently the city is entering into an agreement with a private developer and CMHC for an affordable housing initiative in this location.

That was just a lot of landfill that was leveled off, they have been claiming clean landfill for over 10 years now.

I noticed on the drive home this evening fresh surveyors stakes in the ground where the Horsman Centre is to be built on Horsman Road. Will we see some new activity on this site soon?

Now working on floor #6 of Vizion North. The building is now hard to miss travelling north on Mapleton, and is becoming visible in behind the new Kent store for eastbound traffic on the TCH.

Two more floors to go........

Noticed this morning that there are a bunch of fresh surveyors stakes in the ground on the lot on Northwood Road immediately to the west of the Hampton Inn & Suites, adjacent to the TCH.

A number of years ago, Moncton Chrysler was supposed to move to this site, but that never happened, and I don't think this is on the table anymore. Anyone have any ideas???

Chatter online suggests that construction of the Popeyes Louisiana Kitchen on Mountain Road, next to Arby's is approaching fast, and we should see some activity on site in the next couple of months.

Word is they wanted to get everything up and running in Halifax before starting in Moncton.

I was browsing Collier's online today (some idle entertainment for a person interested in development news).

I had no idea that the land in behind the Tim Horton's/Esso at Magnetic Hill was for sale, or was zoned Highway Commercial. I thought it was part of Mountain Woods, and was zoned residential.

The land is 35.5 acres, and lies immediately to the south of the Magnetic Hill Zoo, and on the western flank of Mountain Woods Estates, and, the Mountain Woods Golf Course.

The image below shows the area in question (turquoise) and it's relationship to surrounding neighbourhoods and commercial establishments:



Even more interesting is this conceptual drawing of what could be done with this parcel of land by an interested developer:



Now, it needs to be strongly noted that there are no current plans for such a development on this parcel, and this site plan is purely conceptual, but you can easily see there is great potential here for something interesting to happen.

Of note is the fact that the plan shows a direct connection through to the Mountain Woods Estates subdivision (via an extension of Ensley Drive), and also new road access to the Mountain View Golf Course clubhouse. A hotel located here would have great access to the zoo and to Magic Mountain.

A Guardian Pharmacy has moved into Evergreen Plaza (small strip mall on the south side of the Mountain/Gorge intersection). This plaza is now fully leased.

Preparations are underway for crane installation at The Oak, the first apartment building to be constructed at Thrive Properties Village at Twin Oaks development.



Six floors, 100 units, occupancy spring 2023 (supposedly).

The city has purchased land to allow for traffic signal installation at the corner of Bulman Drive and Mountain Road.

This is in support for the construction of this proposed mixed use professional building on the SW corner of the intersection.

Stakes are in the ground, and workers and an excavator are on site for the new Popeyes Louisiana Kitchen on Mountain Road next to Arby's.

If Halifax is to be any guide, we should all be prepared for massive traffic jams on Mountain Road in about 6-8 months time.

The crane is now up. It is a mini tower crane, not a full tower crane, but a large one nonetheless, and appears to be mounted in place.

According to this Huddle article, the Mountain Way Estates subdivision is progressing at a much more rapid pace than the developer had ever dreamed.

Originally, it had been anticipated that buildout of the 500 home development might take 15-20 years, but only two years in, the developer anticipates starting construction on the final three phases of the subdivision next year. Final home construction will likely occur at the 5-7 year mark.

Having Maplehurst Middle School within the subdivision is a big selling point.
