Mayor Arnold has just announced that the city has entered into an agreement with CMHC and a private developer for an affordable housing initiative on the vacant parcel of land on the NW corner of Highlandview & Savannah (behind Lewisville Middle School).

And also, this was announced:

*to sign a licensing agreement, reciprocal agreement and memorandum of understanding (MOU) to build a new synthetic sports field at École l’Odyssée

This is being brought up before the March 30th special meeting of Moncton PAC:



This shows phase one of the proposed Camelot Cove subdivision, in behind Camelot Estates and adjacent to Highway 15. You can see the proposed connector between this subdivision and Marriott Drive. Interestingly, the current plans are for a roundabout just to the west of the Fairfield Inn Where Warner Street will connect with Marriott. There will be an access point here for a lot adjacent to the hotel, potentially for a proposed cluster of apartment buildings.

The proposed development (at full build out) will have:

- 59 single storey townhomes
- 37 split level townhomes
- 24 two level townhomes
- 8 apartment buildings ranging from 24-60 units each.

Also, I found the current plans for the transiently occupied (and now empty) former pharmacy at McLaughlin Place:



They plan on five leasable units in the building, ranging in size from 1,255 - 1,797 sq ft.

In addition, there is still the potential for one additional building on the west side of the site, with an additional 11,000 sq ft of leasable space.

It appears that construction of the second of these two towers at Faubourg du Mascaret is imminent.



There are workers on site and construction fencing has been put in place.

Yes, each one of those bays is for a transport truck. 25 bays, no waiting. This building is massive. The photo doesn't do justice to the scale of the building.

Two items mentioned in passing on Mayor Dawn Arnold's Facebook post about tonight's city council meeting:

1) - traffic lights are coming for the intersection of Glengrove Rd. & Shediac Rd.
2) - There was introduction of a request for a rezoning of a parcel of land at the corner of Lewisville Rd & Shediac Rd. to permit a 54 unit apartment building.

I was just talking to the foreman of the St.Pat's project, he mentioned that they would be heading out on 3 new apartment buildings and he mentioned that specific site.

Boustan, a Montreal based restaurant chain specializing in middle eastern (Lebanese) food.



A lot of people with Montreal roots or connections seem awfully excited about this. It will be a strong competitor for Mezza

very heavy traffic at glengrove rd and shediac road since they built the school. i thought i read there was a plan to have a road come out on harrisville blvd to alleviate traffic in that area?

Although on the corner of Lewisville & Shediac Rd, it appears that access will be off Barnaby Street and Beech Street.

It does not appear there will be any underground parking for this building.

Thank god there is no entrance right at the corner. That would be a disaster. At first I was like "so they're just going to lop off a chunk of that strip mall in front?". Then on Google you can see it's actually shaped like that LOL. What a weird configuration.

Hopefully they don't need a drive thru window. I always found it strange that Mcdonalds took the unit at the far left of the building, but the drive thru extends to the far right, leaving whoever takes that other unit surrounded by golden arches, if you will.

Maybe it seems strange because I'm not used to seeing Mcdonalds in units. Around here they pretty much are all stand alone locations.

This will be the first of three phases for this industrial park as you can see from this site plan below:



I'm pretty sure there will eventually be a fourth phase to this development, extending eastward, filling in that triangle of land on the SW corner of the TCH/15 cloverleaf. Right now this sliver of land lies outside the municipal development boundary, so they probably don't want to deal with it until there is a clear cut need.

Also, you can clearly see on the aerial perspective view that they are keeping open the possibility of an eventual overpass and interchange between this industrial park and the airport on the other side of Highway 15.

I wonder if we’d ever see a rail line go through this park to support the business in it? Also I wonder how much phase 2 might be retail focused since there is already retail at the other end of that road. Could we see any new car dealerships in this park? I don’t know how many brands are still looking at Moncton that haven’t built yet, and with the current state of the new car market perhaps a dealer would hold off on building.

That parcel is owned by Transport Canada and leased to the airport authority. It would likely be hard to develop given it's bounded by highways, a rail line and has wetland.

Good points. I was aware of the wetland restrictions. I was unaware the land was owned by Transport Canada. That is an issue. The rail spur however could be considered an opportunity to be exploited.

The site plan does show planned road access to this triangle of land, so MID is leaving it's options open for possible development of this parcel.
