Thank you for this, I couldn't figure it out. It looks like a decent infill. Shame it isn't taller, but it definitely looks like it works for Vancouver.

Block 10 project.

“The building will consist of a two-story base level that spans the entire block, then splits into a 110-unit residential tower and a 79,000-square-foot office tower, each of which will rise an additional four stories. The base level will include ground-floor retail and above-ground parking. Holland is developing the project in partnership with Virginia-based EJF Capital.”

Sure looks like the residential portion rises an additional 5 stories.
The smaller floor to floor of the residential helps the overall heights to align at the roof.

This shows the 5 over 2 better. The way they change the design from one half block to the other makes it look like two seperate projects, but it's all part of Block 10.

One of the signature properties in Vancouver’s sparkly new waterfront neighborhood remains a work in progress nearly four years after construction began.

Backers of the Kirkland Tower and Hotel Indigo got yet another extension of their building permit earlier this month – the fourth such extension – and now say the project will be completed this summer. The 12-story condo tower and adjoining eight-story hotel are being built in concert on the same site.

Vancouver officials confirmed that one of their fire safety consultants found several problems with the smoke suppression system during a walk-through inspection last July.

Brian Fleenor, one of the architects of the project, said the issues were routine and solving the problems was more a matter of “tinkering,” rather than anything major.

Nevertheless, eight months later, the developer still needs to test the new and improved smoke suppression system. Fleenor estimates it will be summer before the building gets its final certificate of occupancy.

I am working on a project in Vancouver and can confirm the City has been very vocal about getting the smoke control consultant on board ASAP.

A new senior living building broke ground on Tuesday at The Waterfront Vancouver development, with completion planned for spring 2024.

The Springs at The Waterfront, on Block 18, will be the largest building at the waterfront — 12 stories tall with about 378,000 square feet of gross floor area, according to building plans. About 250 private residences will be available to people ages 62 and older. The building will create about 100 jobs.

The Springs will include the most amenities of any waterfront building, but those amenities will be open only to residents or their guests: an indoor pool, fitness and wellness center, a spa and massage area, a hair salon, theater, art studio, medical clinic, a restaurant, a full bar and secure underground parking.

“We think Vancouver is poised for growth,” Rodriguez said. “The tax differentiation between Portland and Vancouver is going to help build up the city of Vancouver.”

Even out of state, Vancouver does make sense with its location long the river, it makes for a good location for a second downtown. For cities in the Portland metro on the Oregon side, only Milwaukie, Oregon City, and Lake Oswego have downtowns along the river. West Linn with Willamette technically counts, but that area will never be more than a small town Main St.

Unfortunately I don't see any of those three cities building anything taller than 7 stories. Which is unfortunate because all three of them would look cool having little 10-20 story buildings making up their skylines.

I have always imagined Beaverton to eventually become that second city skyline, but it's taken them a long time just to admit to themselves that they need to build up an urban downtown, and so far their tallest buildings have been parking garages.

This isn't uncommon. Nobody would confuse Jersey City with Manhattan.

We'll need to start building sub-threads for these taller Vancouver projects. Excited to see them go up!
