When the standalone building on the west side of the McPhillips and Kingsbury site was first built or maybe shortly afterwards it was an Uncle Willy's buffet. The much more recent Buffet Square somewhat ironically took over a space where the tenant immediately before them was Shapes. That building is on the north side of the lot, not the east which would be the McPhillips edge.
I would guess that if Youngs does relocate to Kingsbury and McPhillips a loading area for commercial deliveries could be an issue. I don't think the current building has a loading dock and I do not think it would be possible to add one.

In terms of the Jefferson and Adsum apartments in front of Luckys and across from Maples Collegiate, the parking lot has long been mostly unused there and was perhaps intended as future pad site development. Other than displacing student parking and hiding the retail that will be behind the new building it should be an improvement. For student parking it would seem to be a possibility of striking up a deal with the pool on Adsum as their parking lot is mostly unused during school hours. Likely some sort of user pay system but it could generate revenue which would hopefully be directed back into Winnipeg recreational services.
Also before suggesting all the students should walk, keep in mind it is the second largest high school in the province. All high schools offer some level of student and staff parking. Also the reality is well there is transit service in the area lots of students attending there are not within the needed distance for transit service.
