Bender found a permit showing New City will be starting on the 3rd office tower soon. I'm sad to see New City was not able to negotiate with NuGrape lofts on selling the surface parking lot facing Ralph McGill and deeding some spaces to the community in their garage in order to develop that parking lot. I'm sure NuGrape owners would love some indoor parking.

Good to hear. Considering that they just filed the permit, they could be ready to start the next phase by the time the first phase is wrapping up.

I really hate that Kroger parking lot and the single use portion of the building.

But otherwise this photos shows how much infill can occur between Ponce & Ralph McGill in the foreground and around the left center of the photo.

Murals make since if you have a blank wall, that is otherwise un-interesting on its own (like the under-pass in the picture) or if you have an actual vacant space created for that purpose.

Have you ever tried to get paint off of brick or grout – it’s almost impossible unless you use loads of paint stripper.

They could have at least installed some type of semi-transparent metal grate and paint onto that or provided some type of more suitable surface.

Maybe they use some type of special paint that has a limited life-span.

I was just there over the weekend - up close it looks like a vinyl/plastic wrap for the Nike store at the corner retail slot

Part of the parking lot is slated for future development. Not sure if they would hold out to buy Green's Liquors lot as well, but strategically it would make this site work better to have that coveted Ponce de Leon frontage.

Right, but even in these concepts there’s a dead space in between the grocery and future development. As someone who walks through here, feels like a shame to let it go underdeveloped.

No. They would loose millions of dollars of already used state and federal historic tax credits if the as much painted a single brick. Temporary appliqués are reversible and, therefore, allowed.
