The material choices could be better, but I really like this. It's much better than the office they were proposing before. I like that this will be rental units too. I don't know what they plan for the existing "office/ retail" portion attached to the mall, but I wish there'd be some changes so that some of the businesses in the mall also face the plaza (as it is already set up).

How many parking spaces are they proposing? They say there are two stories with 780 parking spots, but I'm assuming that's the current parking spaces in the underground parking. Are they going to claim some of those?

I'm curious to see if in the future the part to the North will be redeveloped into something good.

Developer plans 29-storey apartment highrise at Holland Cross complex

As the push to build housing near the Confederation LRT Line ramps up, the owner of a prominent office and commercial complex at the corner of Scott Street and Holland Avenue is the latest developer to propose a residential tower on the east-west transit corridor.

In documents recently filed at City Hall, LaSalle Investment Management says it wants to build a 29-storey 300,000-square-foot highrise with 337 rental units and ground-level commercial space on the southeast corner of the Holland Cross complex, which is managed by Ottawa-based Colonnade Bridgeport.

Built in the 1980s, Holland Cross is currently home to two eight-storey office buildings. LaSalle filed plans in 2014 to build an additional 12-storey, 180,000-square-foot office building at the site, but “changing market conditions” led the firm to abandon the project, according to the latest planning documents.

Now, the builder says it’s ready to jump on the residential bandwagon at the Holland Cross site, which is located about 250 metres from the Tunney’s Pasture LRT station. At the nearby Tunney’s Pasture campus, the federal government is looking at adding millions of square feet of office space as part of its plan to redevelop the property.

“The provision of a primarily residential use building on a large underutilized property consisting of office and commercial type land uses achieves the mixed-use objectives for this major node along the city’s Confederation LRT line,” the documents say.

“Tunney’s Pasture is also the location of a major government employment campus and is bound to the north by a robust network of multi-use pathways and open space, all of which provides further justification for the introduction of nearby high-density residential use.”

The existing development includes two levels of underground parking with spaces for about 780 vehicles. LaSalle is proposing 33 additional underground parking spots for visitors, along with parking for 169 bicycles.

The site is currently zoned for buildings up to 18 storeys, meaning council must approve an amendment for the plan to proceed.

Scott Street has become a hotbed of planned transit-oriented development over the past few years as builders look to cash in on growing demand for rental housing near light-rail stations.

A few kilometres west of Holland Avenue between Winona Avenue and Churchill Avenue, for example, Azure Urban Developments is planning a 25-storey mixed-use highrise with 264 residential units.

Meanwhile, just east of Azure’s site, Colonnade Bridgeport is partnering with Morley Hoppner on a proposal that would see the Granite Curling Club shifted to a nearby lot and a mixed-use highrise built in its place. Another builder, Surface Developments, has filed plans to build a 30-storey mixed-use tower just a few metres farther east on Scott Street that would contain more than 350 apartment units.

This is great! I have longed to see the block between Parkdale and Holland get filled in. I hope the properties along Parkdale follow suit. This will be also be great for the struggling retail/food businesses in Holland Cross.

New redesign for this project - now a 25 storey mixed-use building. This is also on the table for the Planning Committee on November 8th. Nothing new has been posted on the DevApps website yet, but the application summary prepared ahead of the committee meeting has some new renders and a site plan. I expect more documents/renders will crop up on the DevApps site in the coming days.

The townhouse people might not be so happy, but so far I think this is the best proposal so far. I've always been a fan of parallel convex-face towers.

I went by there the other day, and I saw that the Alfa Diner and other buildings are long gone. I recall what a unique little neighborhood Bullman Street and Hamilton Ave used to be when I lived there in 08-10...

I will likely be supporting it when it does come before us after a significant back-and-forth between residents, the City and the developer. At 25 storeys, it is taller than the 18 storeys that would be allowed by the secondary plan, but the visual effect on residents who are immediately adjacent are essentially the same and significant work has gone into reducing the floor plate, density and height from what was originally proposed. It is, besides, a step up from the often bland architecture that we too often see in Kitchissippi. I am comfortable that in this location, the additional height is to the benefit of adding more residents near transit without violating the intent of our secondary plan.

I'd like to see high quality renderings, but thus far, good to see something different from standard Ottawa designs. Plaza needs some trees though.

Great to see a podium that doesn't overwhelm at street level, and has some varied heights and angles. I really like this proposal.

I love it. It reminds me of one of my favourite condo buildings in Ottawa, Minto Upperwest, but with more colour.

Is it just me or did this get the cheapo treatment?

It looks like it lost some of its curved sides to a more rectangular box, the orange colour seemed to have been toned down to a beige and a lot of these beige precast panels or whatnot. Looks like an outdated office building or rental tower already

I think you are right Also lost is a lot of glass, replaced by something grey.

It does seem less curved in those crappy renderings, but the January 2022 siteplan still shows it with curved sides:

I don't love the new renders the way I loved the original but I still think it would be a nice contrast to the other buildings planned and built in the area at least.
