Once that intersection gets built up, I'm sure that LCBO will be redeveloped into an independent tower. It's not as awkward as one would think, though, there's a lot of space on that lot.

Any signs that tenants have started leaving the buildings? I don't know if this project has made it to Council yet. So demolition permits could be approved and site prep could start by end of 2021.

With Drewlo now starting up another tower on South Carriage Rd in Hyde Park and work on Talbot and Edgevalley the likelihood of this joint project with Auburn starting seems like years away now.

This is probably still in Rezoning, then it has to go through Site Plan Approval, then the Architects and Engineers need to design/draw the permit drawings. THEN it sits with the city again for a few months while they review the permit drawings. I'd say it's still 2 years out.

Even better proposal now. Interesting to read the response to city staff in terms of the design choices.


Hopefully this gets to Planning committee and public meeting soon so it can be approved ASAP at Full council.



There is alot of demolition work ahead and excavation for the underground levels. Drewlo and Auburn could start on that by end of year.

Love it. Hopefully we can see a quick approval and fast movement on these towers. I hope we see more developments like this emerge along Wellington with the BRT.

City planning staff recommends that council should approve the zoning changes. Goes to planning committee on July 25th.

The report includes comments from the local NIMBY's which are breathtaking in their level of ignorance and clueless selfishness.



I especially like the one suggesting this should be built south of the 401 where there is lots of empty land.



Should be unanimous approval vote at Planning and Full council.

Lots of back and forth at council tonight regarding referring back to staff.

Council first voted to defeat the planning committee's recommendation to refer back to staff.

Next, the ward councillor, Peloza, brought forward a motion, which was similar to the applicant's preferred motion. Essentially the motion would be to have 65 affordable units (with more 3 bdrm units in the assortment, therefore more bedrooms) for 35 years. Staff's recommendation was 93 affordable units for 50 years. The applicant has said that if council passed staff's recommendation, that they would appeal to OLT, potentially delaying this project for years, and they even said in the letter @jammer139 shared above, that this project could end up being "abandoned".

Then the deputy mayor brought forward a motion to refer this back to staff again, this time, so that staff can comment on whether or not Peloza's bylaw "matches the motion and intent of the motion" The motion to refer passed.

Therefore, this item will come up at the next planning committee, and council, meetings at the end of the month.

Edit: I do want to add that it does look like the majority (all?) of councillors support this proposed development, as it's in a designated transit village. It's the affordable housing aspect that seems to divide the councillors (whether to go with staff's recommendation, or the applicant's)

Based on the developers letter it looks like planning staff have made some arbitrary policy decisions that are not clearly identified anywhere leaving lots of wiggle room for interpretation. 50 years being one of them. The IZ rule change that is coming is also at play in this case. If council and staff screw this up they should hand in their resignation letters immediately.
