I would like to speak about Melcor Centre (formerly known as Lethbridge Centre) in Lethbridge, Alberta. It started out as a single level single corridor indoor mall with Woodwards at one end and a food court topped by an office tower at the other end. About a decade later, a second level was added to the mall portion and Woodwards became The Bay. An above ground Parkade was added next to the Bay. Fast forward to the 21st century and all but a handful of retail tenants have disappeared, even the movie theatre. The mall has since been transformed into a professional centre with The Bay still anchoring its west end.

When Park Place Mall was built a few blocks away, it drew a lot of Lethbridge Centre’s tenants and shoppers over there. Sears was the main anchor at Park Place but I do believe that that space remains vacant. In my opinion, it would make sense, if Hudson’s Bay still wishes to maintain a presence in Lethbridge, to move over to Park Place. I’m surprised that it hasn’t happened yet.

I'm still impressed shopping centres like CrossIron that are bigger than Eaton Centre in Toronto are still being built in Canada.

Tsawwassen Mills in Delta is another example.

I'm not surprised. The reality is that smaller/mid-size cities simply can't compete against the ample free parking and lower rents of suburban locations. Hudson Bay is a decidedly upscale dept store and it follows the money.

I think the best thing that such smaller/mid-size cities should actively DISCOURAGE large retailers and huge chains. Downtowns should focus their attention on capturing those niche shoppers who don't want to shop at the standard mall outlets and want a unique experience.

They can't compete against the suburban malls and big box stores so why bother trying? They already tried this approach with the downtown malls and it didn't work so there is no point in thinking it would somehow work now.

Downtowns offer the unique shops and services that suburban malls can't and this is where they should put their focus.

This is what happened to Brandon, Manitoba. An absolutely beautiful downtown that was laid to waste by 1950s/60s style strip malls, then 1970s/80s enclosed malls, and finally 2000s power centre development. Brandon couldn't jump on those bandwagons fast enough and it ended up eviscerating their downtown. It's pretty sad.

Chinook definitely doesn't belong in this thread, since it has one of the highest sales/sq foot in the country, top ten for malls in Canada anyway. But it's interesting to see how far that mall has come in like 50 years.

The dead mall closest to me would be in Trail BC. Check out the non stop action in Waneta Plaza! A great place for the local seniors to buy scratch n lose tickets. And the old Zellers space was never re leased.
