Work Gets Moving Again on Huge Delaware Ave. Project

Current view of 918-90 N. Delaware Ave:

Renderings of project:

Quote:
When we last stopped by the site, we were thrilled to see that work was at long last underway. Demolition was completed months ago with little work since then. However, we saw heavy machinery, a new fence, and multiple workers on site recently, so it appears that it’s all systems go. While zoning permits are in place for the entire project, only two of the buildings received building permits late last year. Check out the current plans and status below.

Hopefully more construction permits will be issued soon to get more eyes and feet on the street around this auto-oriented location.

The Port At Aramingo Topped Out At 801-11 Aramingo Avenue In Fishtown

Current progress:

Project rendering:

Quote:
A recent site visit by Philadelphia YIMBY has revealed that significant construction progress has been made at The Port at Aramingo, a four-story, 11-unit apartment complex at 801-11 Aramingo Avenue in Fishtown, Kensington. The recently topped-out development rises on the northern side of the angled intersection of Aramingo Avenue and East Fletcher Street, just to the north of an Interstate 95 ramp. Designed by Harman Deutsch Ohler Architecture, the complex officially consists of three independent buildings, yet is apparently being constructed as a single structure that spans a total of 16,253 square feet. The complex will offer two studios, five one-bedroom, three two-bedroom, and one three-bedroom apartments. The development will feature a basement, full sprinkling, balconies, and roof decks, which, given the structure’s prominence above the surroundings, promise to offer sweeping skyline views. Permits list Process Contracting as the contractor and a combined cost of $1.6 million.

THIS is news I've been waiting for!

Question for all you zoning nerds out there....how are these guys going to get arount the "no booze between Market and Race" rule for this restaurant/bar?

I hope it's not an issue. I remember years ago when all the old bitties from Old City were out canvassing the neighborhood in opposition of this project. "All the rowdy college kids will ruin the neighborhood, " they'd say. Good lord. Though I was hoping for something more traditional looking for the bar - more wood paneling as opposed to white quartz. But at this point, I guess I need to revisit my preferences as that type of design seems to have gone the way of the dodo. It's all lounge — now.

This project and the one on the corner of Race will really add to the critical mass of the neighborhood. Love it.

^ Agree, glad to see a bar / lounge concept integrated into the development.

I also hope the corner of 2nd & Race finally develops (mentioned at the end of the article).

Anyone have friends who work for the Phialdelphia Contemporary? I'm curious if they're still pursuing their plans for a permanent location in W. Philly.

Found the design on the architect's website.

Really hope this happens! That would be sweet. Last I heard this was planned for the surface parking lot at 36th and Filbert Streets (and it looks like that's where the renderings place it) and had the backing of Drexel. Hope it happens!

A Tall, Slender Neighbor for Former North Broad CVS

Current building at 918 N. Broad Street:

Elevation drawing for planned development:

Quote:
Last week, permits were pulled for the complete demolition of the current building. And what may be taking its place, you ask? Another mixed-use project, of course! Coming in at eight floors with 49 units above retail, this Canno-designed project should dovetail quite nicely with the new building just to the north. We’re not always fond of demolition, but in this instance, we won’t shed too many tears over the loss of this nondescript building. Let’s check out the current status and see what’s to come.

915-23 N. Broad Street coming soon?

Site in the past:

Current empty lot:

Rendering of development planned for the lot:

Quote:
915-23 N. Broad St. sits within the Automobile Row Thematic Historic District, so you may be surprised to hear that the three historically designated buildings formerly on site have met their end. Demolition permits were issued prior to a review by the Historical Commission (oops), so for now we are left with a vacant lot. We hope this gets moving soon as this would add another 70 units to the several hundred planned for this stretch. It sure is exciting to think of yet another block on North Broad getting a much deserved facelift, and we figure there will be additional projects on the horizon as the area continues to evolve.

Wow, so that entire block of N Broad (both sides) could be totally transformed if all these projects come follow through.

I really hope the Cameron's Seafood replacement happens, that is a very nice looking building.

such an awesome design. looks like they’re ditching it for a re-use according to this article: https://www.artnews.com/art-news/news/philadelphia-pennsylvania-art-cities-to-watch-1234596334/

I wanted to stop reading this article after the first sentence.

"Long haunted by its reputation as “the sixth borough of New York” (thanks to actually sustainable living conditions and affordable rents), Philadelphia has come into its own of late in terms of historic art institutions and, increasingly, a unique kind of upstart energy."

How could Philadelphia come into it's own of late when it has HISTORIC art institutions? That sentence makes no sense. Philadelphia contains some of the most notable art institutions and collections in North America. Would this article make the same backhanded compliment about DC, Boston, Chicago, San Fran? No...

(Sorry I had to rant at the stupid opener).

Yeah, I hear ya. I cringed at that too. One thing Philadelphia has ALWAYS had was it's arts scene. Plus, Hudson County, NJ is the defacto "Sixth Borough of NYC".... Philadelphia shed that title long ago.

Well.... that's kinda lame.

Quote:
Experimental spaces aren’t the province of artists only. Philadelphia Contemporary, a roving project founded in 2017 by former Aldrich Contemporary Museum director Harry Philbrick, had made plans two years ago for a brand-new architect-designed building on the edge of the Drexel University campus. But the plan changed to repurpose an existing Philadelphia structure. (When ARTnews went to press, Philbrick was in contract negotiations for a location not yet announced.) The reasoning behind the move, he said, wasn’t financial, or at least not primarily. He put it down to matters of accessibility and sustainability. Adaptive reuse, Philbrick said, would allow the Philadelphia Contemporary to be energy-neutral. And to be located somewhere other than a university campus would decrease the intimidation factor and allow the institution to engage a wider public. “The evolution of thought was about wanting to be as accessible as possible, on the one hand, and on the other, to be responsible citizens.”
Shouldn't the "Philadelphia Contemporary" be housed in a contemporary building? The "Art of today" should be housed in a "building of today," not a rehab of a building.... but we'll see what happens and where this ends up I guess. Happy to have a "Philadelphia Contemporary" somewhere than nowhere at all.

Quote:
Across the Parkway from the Barnes Foundation and the Rodin Museum will soon be a Herzog & de Meuron–designed museum devoted to the work of Philadelphia-born artist Alexander Calder. Calder’s grandson Sandy Rower, who runs the New York–based Calder Foundation, has said it will not be a typical museum. “This will involve a different way to engage art than what is usual with a museum,” he told the Philadelphia Inquirer. (Delayed by the pandemic, design plans are currently in development.) In the meantime, the city has said it is working on long-term plans to redesign the Parkway to make it more hospitable to cyclists and pedestrians.
Nice to hear a tidbit about this...glad it's still in the works. Looking forward to this filling that whole on the Parkway.
