Updated Convexity Rendering?

So Convexity Properties is now part of DRW and they have a new website. Some new info and (updated?) renderings of the "275 S 200 E" (aka Convexity/Worthington Tower) were added to their new website recently. You'll notice that there are slight differences between this version of the tower design and previous versions that we have seen. Hard to say if it's a newer or older version of the design.

Quote:
Convexity recently commenced construction on a 359 unit high-rise apartment project in downtown Salt Lake City. As the first Class A multifamily high-rises are underway in the market, this development will be among the first few assets to capture pent-up demand from the increasing number of residents migrating to Salt Lake City from markets accustomed to quality high-rise living.

Conveniently nestled between the Central City and Downtown neighborhoods, the project is in the heart of a true live / work / play environment surrounded by a variety of restaurants and nightlife. With the airport under 15 minutes away, the nearest TRAX light rail station one block south, and Park City ski slopes 40 minutes away, this location provides great access to both travel and leisure.

This will be amazing to get all these done, or started this decade and would eclipse the 80's boom, if you can call it that.

That's an excellent use for that block!

I'm so happy to hear that. Downtown deserves a marquee hospital. And being near the viaducts makes it excellent for ambulance access.

Still a rumor but people seem to be getting more certain about it as time goes on.

This is good imo because the larger the hospital, the less likely there will be any surface parking. Here's hoping it's an impressive piece of architecture too!

IHC has already shown that they can build nice things in Murray:

It has been more of a discussion here on the forum than anything. LDS Hospital has some structural issues so IHC has the plan to move the hospital instead of rebuilding it in the current location. I have not seen or heard of any plans or timeline on when things might start. The only thing I know is LDS Hospital will be moving to the Sears block.

I agree that it's a much better location than where it currently is located. It will be nice not having to drive threw downtown to get to the hospital.

Totally a personal issue and not a real reason to actually move the hospital.
A few months ago I was having pains in my back on the left side and my wife scheduled me a CT scan at the LDS Hospital. My wife was driving and once we got into the avenues the roads were terrible and my pain let me know every time we hit a bump or came to an intersection.

Does anyone have any info or educated guess about what will happen to the old LDS Hospital in the avenues? Like will there be another hospital group that buys it or will it be repurposed or torn down to make room for development?

Airhero,

I have heard that IHC will just sell the current LDS Hospital site to the highest bidder. I think it will likely be developed into residential as the upper Avenues just is not a good location for any serious commercial development. And - it would likely get top dollar as that would be prime residential property.

Astra yesterday, cement trucks working in twos just for the piles, can't imagine the train of trucks once vertical work begins.

Great to hear about the hospital moving.

The Salt Palace Roof

I was looking at Google earth this evening and it's just hard not to notice what a massive barrier the salt palace is downtown. The roof is extremely flat and only a few stories high, it makes me wonder if you could feasibiy turn the roof of the Salt Palace into a large urban park? I feel like it would help turn a negative part of downtown into a positive one, and help connect downtown to the West Quarter. It could also add some desperately needed downtown park space.

Also does anyone have any idea how long CCRI is planning on waiting before moving on to their next building? Whether it's the apartment tower near Harmons or the Cascade. With all the apartments going up around the city, condos and ownership opportunities are in high demand downtown. Seems like the perfect time to build the Cascade to me, the demand is absolutely there.

I honestly don't know why exactly City Creek Reserve hasn't already moved ahead with The Cascade. The base of the building, the foundation, the pilings, etc. are already there. As far as I am aware, The Cascade could literally start going vertical as soon as the building permits were approved. With a smaller tower (as the later version they produced shows (after, I believe complaints from the fire department against the taller tower)) it could potentially be done within 1.5 years. A really nice and quick turnaround.

Though, I agree with others on here that I would like (if at all possible) for them to bring back the much taller version of The Cascade, even if that causes delays. It would also be cool if they could change the designs to something more unique and spectacular (especially cause we already know the units will be super expensive) but I would be happy just to see it built. It literally pains me to walk by City Creek and see the pathetic stump of the tower's base and then just open air above it.

With yet more Utah Theatre news coming out today, I decided to create a new thread to divert that tangential conversation away from this general thread.

Totally agree that the Salt Palace is a giant barrier and that SLC needs more green space. I actually love the idea of using that barren rooftop space as green space but something tells me it would be very expensive and possibly infeasible with the current structure.

EDIT: Btw, the sites chosen for the Utah Real Estate Challenge this year are directly behind the Rio Grande Depot in Station Center. It will be fun to see what the teams come up with for the site and if they mention the Rio Grande Plan (which is not explicitly mentioned in the site packet).
