Unless this results in an immediate injunction, my prediction is that they will begin demo on the theatre in as soon as a few weeks. The permits are almost approved at this point.

You're right, It's been a long time since anyone mentioned that project. Looks like construction is well underway.

Design-rich density coming to east Downtown SLC


Salt Lake City’s East Central neighborhood is known for its leafy streets, historic buildings, and horizontal mixed use. South Temple street, an ornamental ribbon sitting atop this gem of a neighborhood east of Downtown, hosts Salt Lake City’s grandest historical mansions, including the Governor’s (Kearns’) Mansion, the Catholic Cathedral of the Madeleine, and the Masonic Temple. Since 1927 the Masonic Temple has graced 650 E South Temple street. Behind the building, to the south, currently sits ~2.75 acres of surface parking. A third of that sun-bleached asphalt will soon be dedicated to a design-rich, 4-story 60 ft, 125-unit market-rate rental project designed by Architectural Nexus.

At 650 E South Temple and 33 S 600 E, local developers dbUrban and Wadsworth have entered into a long-term lease agreement with the owners of the properties, the Masonic Temple Association...

...The massing of the building is pushed uphill, away from its frontage on 600 E and towards the Masonic Temple. The developers have committed to move (or reconstruct) the carriage house on the property, and will be building a path on the south and east sides of their building...

West Quarter (Block 67)



Been thinking a lot about how important the West Quarter (Block 67) project is. The convention center is located in a pretty bad location IMO due to the separation between the CBD and Vivint Arena/Gateway. With SLC's excessively large blocks and a convention center the divide between the two is very noticeable. I really wish they'd create some green space on the roof of the convention center or a walkway/bridge over the roof of it to better connect the CBD with Vivint/Gateway. During the middle of the pandemic, my family and I walked from City Creek Center to Gateway and it is a very boring walk, particularly by the convention center. I really love the West Quarter project and it will certainly lessen the divide but it would be really great if they created some sort of public space with greenery and a bridge/walkway on top of the convention center connecting the CBD to Vivint/Gateway.

Something like the Highline in NYC is incredible and a major attraction. It starts in the Chelsea neighborhood and I believe it ends in Midtown.

I’m happy about this. Would much rather have a beautiful restored theater other cities will drool over than an anywhere USA bland glass residential tower. If Hines really wants in this market they can buy a vacant parking lot and build their tower there. More people will actually want to live down town if there are more things to do like catching a film or some live comedy show at a beautifully restored vaudeville era theater.

Nobody is stopping Hines from building a tower elsewhere downtown.
There are still vacancies at City Creek Center, Liberty Sky, American Towers, and soon to be Astra, not to mention all the new mid-rise residential buildings east of State Street.

It's over. The property was deeded away. The deal cannot be undone. Unless there is a determination that the statute of frauds was violated, as in actual, criminal fraud. The legal costs involved alone could reach the millions, which is a drop in the bucket for SLC Corp and Hines. The move towards stalking injunction isn't pretty.

Unless you are michael valentine himself i don't know what on earth would give you the idea that he could actually get that theatre rebuilt. It's a classic southpark underpants gnome situation. 1st step is stop theatre from getting destroyed; 2nd step is ; and the third step is the beautiful theatre is restored to glory. He has sold everyone a bill of goods. There is no step 2 in the plan.

It will be interesting to see what the Utah Supreme Court decides on the first lawsuit. And this second lawsuit could prevent SLC from approving the demolition permit. There’s lots of interest in seeing the Pantages Theatre restored. Jeff Greene, a theater restoration expert, someone who’s very interested in restoring the Utah Pantages Theatre, whose resume includes 3 Pantages theaters, the Chrysler Building, Radio City Music Hall, the Library of Congress, the U.S. Capitol Building, Grace Church and King’s Theatre, estimates the Utah Pantages Theatre would cost 35-40 million, that’s 20-40 million less than what the rda, whose member have no experience in theater restoration, estimated the job to be. The Theatre has a good chance of being listed on the National historic registry. With those tax credits, arts grants, and donations, I’d bet they could be successful in reaching that 30-40 million price tag.

If it’s just a drop in the bucket for Hines, why don’t they actually buy some vacant lot downtown and build there? Maybe the city could give them a big tax break for the trouble. The drive from Micheal Valentine and all those interested in seeing the Pantages Theatre restored is what the city had been hoping for. Well now there’s a big movement where it could actually happen. So, if the city leadership were smart they’d do everything they could to accommodate all parties in achieving their goals. It would be better to have both developments than just one of them. We just need good leadership with creative minds.

Hines could have their stand alone development elsewhere in the city, and then Hines and LaSalle could partner with Zions Bank’s Mr Anderson to build Zions’ new headquarters and shared parking. If you get the right people talking you could get so much more out of the situation. This situation could really use more “YES! AND…”

There are plenty of places to live downtown. I've seriously contemplated moving downtown but haven't - not because there isn't anywhere to live but because there's nothing there to own. Everything is apartments. The condo market in Salt Lake City is complete fucking trash. I am not going to rent downtown - especially since I own a house right now.

And if I'm not mistaken, the residential building planned for the theater will be MORE apartments.

Not everyone wants to rent and those who'd love to buy have barely any options. It's frustrating.

I definitely agree that we need more developers willing to take risks on condos or townhomes, especially downtown. I'm not in a position to own a home yet, but I'm looking to move in with someone who was recently approved for a mortgage and it's difficult to find something near downtown that's actually in their price range. Condos would definitely help with that.
