I do not think that the building (1700 Race St.) was constructed around 1850. The style and the brickwork are typical of the 1890s. Moreover, in looking at old maps from 1858 to 1895, the site appears to be vacant (even though the rest of the block is built up). The building does appear on the map from 1910, however. So that confirms for me that the current building dates from around the late 1890s. Perhaps the 1850 reference was to one of the neighboring buildings on Race St.? The building next door, for example, could well be from around 1850.

Rather than tearing down 1700 Race St., I think it would be possible to expand the size of the building significantly. An overbuild (i.e., adding a couple of stories with a wide setback from the street) would not spoil the look of the building. And a slightly higher addition could be constructed in the lot in the rear and around the rear el.

I'm well aware I sound like a broken record but, does anyone know where I can email the council? I can't find a link and I have several grievances with the NIMBY-like anti-development policies there trying to enact.

I'm not sure where the best place is to post this, but he lighting scheme at the Penn Pavilion appears to be almost complete. There were gaps on my last update, but it now wraps the entire building on both levels, and they've been doing what I assume are tests by section because the colors change on the angles?

Also I'm wondering if this is a different tech compared to other legacy lighting schemes. During the day it looks like it's made up of LED strips attached to the outside of the building compared to older buildings having more complex housing for the lighting. I could be totally wrong about how this was done, but this seems like a more light-weight installation than usual. If anyone has insight, could this be a more versatile tech for lighting schemes?

I love that Aldi so much. It completely changed the way I cook because of how cheap it is. Great for the local community and Temple students

How do you feel about "The Richmond Shops"?

I can't figure out if the prices are better then shop rite or if they really are more expensive.

But its so convenient because its 4 blocks away from the house.

I really love this area the amount of businesses, bars and proximity to center city is really amazing.

Are you talking about the newly annointed "Fishtown Crossing"?

I'm down with it. The Starbucks there has the nicest staff of any Starbucks I've ever been too. It's slammed all the time, and I wouldn't be surprised if you told me it was one of the busiest Starbucks in the country.

The IGA has expanded it's offering a lot. And the wine store within it is better than any of the nearby state stores. It has a very very good wine selection all things considered.

I sorta do my food shopping in waves. Round 1 is Lidl. Has good selection of vegetables, their fresh bread is amazing, and a surprisingly good selection of organic meat and dairy. It also has random name brand loss leaders that cost much more everywhere else (ex. Tates Cookies, Chobani yogurt, Philadelphia Cream Cheese, Tostitos, etc). If I don't get what I need there, I layer in a trip to Riverwards Grocery or Wholefoods. I use IGA to fill in on name brand condiments, seltzer (I only drink Vintage Seltzer and it's weirdly hard to find...IGA has it) and other sorts of consumer staples and mainstream things you can't get at the other 3.

So I guess you can say I love that shopping center. I also almost always get my car inspected at that PepBoys. I would probably never get my car repaired there but they are always above board on the inspection and don't play games with random shit that a dealership or independent owner would ding you for. I've never failed one.

So, I learned of two pieces of development news--one has the potential to be something large, and the other is a general development.

1.) I've heard through the grapevine that Greyhound is abandoning the operation of its terminal building at 10th and Filbert. Apparently, buses have began to divert, and Greyhound service will cease soon. I've also heard that the building and lot have been acquired by a hotel operator. I'm not sure what Greyhound and the other operators are going to do in the short-term, but that parcel is definitely eligible for a highrise.

2.) Stone's Beer and Beverage at 17th and Fairmount will be temporarily moving to Brewerytown. After asking around, I found out that the current building will be demolished, something new will rise, and Stone's will take the new retail space. This info lines up perfectly with a permit I saw was issued late last year.

Good to hear the Stone's project is moving forward. It's been a long time since I heard anything about it.

The Greyhound terminal getting redeveloped would be a HUGE game changer for Market East in so many ways. Filbert St has always been weird over there to say the least.

Is it possible grapevine may be confusing the sale of the lot behind the terminal, which was sold in 2019. I know from posts in a transit group that NJT buses are routing differently, but nothing to indicate Greyhound's changes to their own service.

you can see it in person from all sides as well I though it was an optical illusion, or is it something else with mechanics for the building?
