An additional detail on The Bay proposal noted on CBC's reporting. It's not just an HBC development, it's with RioCan Real Estate Trust. They have investments across Canada, including in BC, but as far as I can see, nothing Downtown here.

I think RioCan was involved with the redevelopment of the top 2 floors for WeWork at one time.


Did anyone attend today?

Is the yellow thing on this drawing a bike ramp down to the bike parkade?
If so, it looks like it is on the Seymour St. right-of-way, the entrance is in the curb lane, and it is facing counterflow to car traffic on Seymour St.
Note that this drawng shows the "area-ways" (basement floors) in royal blue that extend beyond the building under the sidewalks,
so those basement floors have a larger floorplate.

its funny as all the renders make it seem like a "glorious cube" but its not that back "stubby side" off Seymour is not handled well and the back end view is not attractive to say the least.

The HBC building definitely needs some more love but i don't think this proposal is the way to do it. My main qualm is that the addition is overwhelming the existing structure and needs to be more set back and deferential relative to the heritage structure. I like Montreal's HBC office addition more because of that.

Also, architecturally, i find the glass addition to neither create enough contrast nor make enough sense (through references, allusions or callbacks) to the original. Though i like copper accents generally, i fail to see how they relate here. The original building is timeless and i'd rather we stay away from trendy crutches that cheapen the overall effect (thank god no protruding boxes for example).

Overall, refinements are definitely needed IMO. I do like the east-west connection being moved to street level though.

Maybe the message will finally get through that living in a condo in the CBD comes with a risk of a large office building next door, or across the lane. This was one of the last projects that was allowed before the Metro Core Employment Plan saw residential removed from the CBD (except in exceptional circumstances). At least here they aren't proposing windows facing condos, so the overlook objections that the Jameson residents mounted won't be relevant. As The Hudson is live/work, maybe the suites can transition to office or other commercial uses over time.

Ugh. Way uglier than the renders. The addition totally dominates the historic building and makes it seem unbalanced.

Now the addition looks like the original building, not all glassy n glossy like the render suggests.

I think it's an eco-friendly model made of wood.
The addition will probably look like The Post.

Are there any windows proposed on the inside of the "L"?
I think the Hudson suites the worst off will be those facing east tucked in behind the north extension of the HBC Building. There aren't many Hudson suites facing directly south.

This will be a good time if the City can finally do some good by coming in to allow a supertall on top of the Bay building. I can't think of anyone in the neighbourhood and downtown that would be unhappy about that.

The only image I can find (on the Daily Hive twitter feed) suggests there are some facing the heritage Hunter Bros building, but not directly onto the tower.

That may be a fact, but do you have any source for that? Also, if that were so, why wasn't the Post towers combined to provide even larger floorplates? Makes me wonder if this is actually a myth perpetuated by those who hate the talls.

At least they aren't looking into a massive, dam-like wall.

This rendering shows the east-west corridor along the same axis as the existing SkyTrain entrance, so I guess that escalator won't be all that circuitous,
but the corridor will be single-side loaded for a stretch (wall on north side).
I wonder how the elevations inside the store will be resolved (wrt the slope of Granville St. relative to Georgia St.)
