I guess someone is redeveloping 515 Waterfront Drive?

I'm not sure, but I assumed it is for the strip land along Waterfront across the street. The thin red outline in that image. There is a sign that says "property coming to market". It's a smaller strip.

As farasi know that's owned by someone in Toronto and vita foam was still there ut it has been quiet around that building lately but they do keep its parking lotplowed

Higgins should be razed for the most part, as the river side would make for great residential developments, and a pedestrian bridge could link it with Whittier Park.

With the redevelopment along the edges of Point Douglas, I was wondering what it would take to revitalize the entire area. Historically it was "the" place to be until the rail lines cut it in half. Is there any way, short of ripping out the rail lines, to make that area attractive again? (is ripping out the rail lines a possibility??) With all that riverfront property you'd think it could become very desirable again.

Higgins is probably a bigger impediment to redevelopment than the railway. The railway is just kind of there in the background. Higgins is an in-your-face shitshow, truckroute stroad. Nobody would choose to live along it. If the city can figure out a way to diet it down to a pleasant street and kick out the truck traffic, you'd have something to work with.

Back in the day someone on this board told me that Higgins used to align with the front of this funky, angled building. Shows how much they've realigned the street to make it a traffic sewer.

The front is actually on a perfect line with Disraeli street, which ends at Sutherland. I don't know the history of the area at all, but that seems like a more likely alignment.

I like and dislike the idea. Hopefully it would help the area out. Maybe a project that helps home at least some of the people living along the river right away.

It does look that way. I think the point was that Higgins, like the Balmoral/Colony et al chimera, was cobbled together out of different streets and used to cut a more indirect path.

This map from 1910 confirms that we're both right. Disraeli street used to meet Higgins, which took a sharp turn that's since been smoothed out.

its an interesting area how its evovled also higgins got slightly realiged after the manitoba cold storage fires in 04

The city has a plan in place. It does take time to require land in the South Douglas. This talk is old news to me, but it's not to those who doesn't know what is going on. It's an eyesore to look at each day that goes by. I can only think about when the Louise bridge will be replaced. At this time we will wonder if something will happen.

the cities plan is to alighn it with regent and rip it all down and has done things to kybosh atemps in the area dont think people havent tride to delope projects

the five roses mill shipping building has a proposal in the works around when the football stadium bs happend and it died

youve had atemps by jordan vansuel to get zoning to build something with some investors around anabela and the city does everything to put a stop to this

you got the mess at the point the cities allowed to fester and has done a good job of chasing the province away from making it all a park at the point.


theres many other things that have been on the table that never happend as well


like a full redevelopment of 5 roes befor it had caught fire

still a tunel running under higgins at the flower mill site

Sorry for sharing information l knew what is still going on. I didn't think it was that much a sticky issue where I'm apparently the "you've or you" aka developer or something like that to make this happen.
