It's a designated heritage property. It's not a god given right that the owner of any property must be able to reap huge profits by redeveloping it.

So if a developer overpaid for a heritage building with the intent of redeveloping only to find out that they wouldn't be able to do so - then tough shit for them.

Developers paying too much and/or property owner entitlement to a massive winfall and getting their way 90% of the time is an unfortunate reality in Toronto. So much more value on urbantoronto is placed on another skyscraper in the skyline over its presence on public space, what its replacing, etc. than when we only had ten 500 footers. That leaves an impression on those shaping Toronto

Option A and B both require demolition of these structures. The facade are the most architecturally significant component of these structure but, they are just the skin. Unlikely much of the original finishes remain however the hand hued dimensional lumber forming the structure simply no longer exists or is prohibitively expensive. Today, we use composite trusses of OBS and wood to achieve long expanses. That's history despite no being seen.

The dimensional lumber not destroyed by the demolition excavator will be sold at a premium price. That won't happen to any OSB truss that somehow survive as long.

Buildings would be 37 and 40 floors and contain 550 units.

Does anyone know how they will build that tower? Do they demolish and rebuilt the historic facades? or do they keep them in place. Either way I assume the interior spaces are lost?

I like the HBC Vancouver proposal. Surprised they think they can make that much office space work. Most cities are freaking out about the post pandemic office world.

There is a proposal just down the road to convert this old office tower at 69 Yonge Street into Condos. No additional floors.
It would be nice to see them boot out Shoppers and restore the ground floor for a nice lobby and maybe a restaurant or bar.

There is a new proposal to revitalize Hudson's Bay Vancouver.

1.4 million sf with 12-storey office tower:
- 1 million sf office
- 400,000 sf retail & dining, including new Bay store

The Hudson's Bay is one of the most beautiful and historic buildings in Vancouver, the most noticeable and prominent historic building on Georgia Street, it's imperative that we keep it and this is the best way. Architecturally the form is basic and light so it does not compete too much with the heritage building, and in that regard it's the outside that counts most. I'll accept it at that.

Wow...building on Hudson Bay anchor stores is so hot right now! In Ottawa I hope we raze the damned thing and rebuild entirely, only keeping the Rideau Street Facade. It's the only thing of value.

Vancouver has the tightest office space in the country. And perhaps still in North America.

I like the Vancouver HBC proposal. Add some office space and reasonable height to an otherwise kinda short underutilizes prime location.

Why, do you think it is a gamble now? It surprises me a bit too, we seem to have had office buildings sprouting everywhere in Vancouver, I can't even keep track of them but there are a lot. Perhaps you are predicting a downturn, an oversupply, are we to be the new Calgary? If I were a developer now, I think I would be looking at ways of designing with possible future residential conversion in mind.

Not Vancouver specific, but it seems like a gamble because we don't really know what the office landscape in the world is going to be after everything returns to normal....the city of Toronto is dropping a million square feet of space as an example...many major companies are looking to downsize their footprints.

Proposal for the Forks of the Thames River in downtown London by York Developments. Both towers over 40 floors each. This is as prime as London, Ontario real estate gets.
