Hadn’t heard anything about the Vancouver plan being completed this year. They haven’t even released a preliminary plan for the public to digest. I hope it somehow happens though because RS zoning needs a complete rewrite so we can get away from expensive high rise condos.

I appreciate that both of you have faith in our civic leaders.

Ill stick with Eby on the no confidence vote.

If NDP wanted my vote, Eby got it by saying the quiet part out loud.

Municipal leadership is broken OR we need to stop admitting immigrants for a half decade.

And since were not going to have the immigration conversation, we can run with the former.

Are you suggesting mayor and council won't have enough votes come late summer to approve the plans once they are presented by Staff?

That's assuming they're able to get through the apparent NIMBY maelstrom headwinds they're currently facing without it getting chopped down even more,....

Though I doubt that even that strong level of opposition to it as is suggested in that article would be able to completely stop a project like this (close to the second busiest Skytrain hub in the GVA; fits within the city’s Grandview-Woodland Community Plan....etc) dead in its tracks, they can force changes that end up radically altering the form and scope of the end-product.

There was small homeless encampment under the Fir overpass last time I went by. I'm sure it had nothing to do with the proximity of the social housing across from the Italia site though....

What’s an appropriate amount of time for city staff to spend reviewing a 12 floor office building, less than a block from a future Skytrain station? Apparently, in Vancouver the answer is over four years, since it’s taken this modest proposal that long to reach the Urban Design Panel. Granted, Hannah and I should have realized this, as aside from some limited exceptions, only rezoning enquiries submitted before the Broadway Interim Rezoning Policy was approved in 2018 can move ahead.

Another example of this is the hotel planned immediately across the lane from this site which was approved in 2020, and was instrumental in shaping this design. For years the two teams behind these buildings have worked together to ensure their placement allowed them both to receive plenty of sunlight, and the best views possible. So I wouldn’t blame this applicant team if they were feeling pretty confident up until these volunteers sought to brush their collaborative efforts aside.

Homeless encampments are everywhere:
* Below Cambie Bridge beside The One
* Under the viaducts
* In front of AIDS Vancouver at Hekncken
etc etc etc.

It has to do with the proximity of social housing, services, DTES, and anywhere campers can easily get to without being chased away.
