That's a beast of a building. At 23 stories, I suppose I was expecting more of a point tower but I'll take it.

speaking of towers, X Company closed on the purchase of the 2000 Welton parking lot, future site of the 22 story X Denver 3 project in Arapahoe Square

Yet another Golden Triangle proposal, this one for the northwest corner of 11th and Cherokee:

* 5 and 8-story residential buildings at 545 S Broadway, where the Mattress Firm is located.
* A 5-story residential building at 419 S Broadway, where the Taco Bell is located.

The ownership entity purchased the Parsley's & Denver Pizza Co lot and two north of it in April 2021, about 1/3 of that block. That entity traces back to the Cherry Cricket - so maybe the Breckenridge Wynkoop folks are up to something? I wouldn't think they'd be doing apartments.

The other 2/3 of the block is Denver Health and maybe they're consolidating to their new space on their main campus and selling that old MOB (if you can call it that). That said, I can't imagine the economics of buying an MOB would work for a modest density apartment development...

Conclusion - the restaurants might be on their way out

Moving the drunk tank? If anything, that facility needs to expand.

I don't understand... is this a D4 Urban development? I didn't think they owned this parcel. And if they don't, that would be a tiny 5 story apartment building

EDIT - the Taco Bell is 447, the Imperial Chinese is 431, and Chase Bank is 375 S Broadway on the Denver property map; so i don't know where 419 is.

As a new resident of Broadway Marketplace, here's my ideal scenario:

-Take out the Sally + Dollar tree, build said project.
-Move Ace into retail space of new project, since it's going to have a ton of retail space.
-Tear down Ace and build the rest of the parcel.

It would be a weird looking building if they developed it to what the parcel ownership shows, but who knows. I just selfishly like having the Ace nearby.

Home Depot and RTD should go in together to give the Developer a couple million bucks for a pedestrian bridge. And then you don’t have to waste space replacing Ace.

Meh. Home Depot is for contractors (especially the Santa Fe location) and buying 🞵🞵🞵🞵🞵🞵 lumber that's as warped as Candi CdeBaca's priorities. Ace is for your weekend to do list items. Both have their place.

Plus Ace people know what they're actually talking about.
