I can tolerate parkades in general as they allow parking to be concentrated on a single site, but yeesh... a parkade at such a prominent, walkable corner!?? Might as well have just allowed a Timmie's with a drive through, it wouldn't have been any worse than that.

Maybe a more precise link to where you found that would be helpful. I suspect (and hope) this parkade plan is ancient.

www.mmm.ca is a dead link

MMM Group was acquired by another engineering firm in 2015.

When the city sold the land, there was a clause requiring increased density, and in the video of the relevant committee meeting refers to it as a mixed-use development.

MMM is now WSP.

I'm assuming since it was for sale in 2021 according to google street view. The MMM proposal is dead.

it's from a study from 2017 but was included in the recent Walk/Bike plans, I believe the choice of two sites was here or the impark lot on Gertrude, but it was viewed as too removed from the strip.

Looked at the parking study from that report. This was a potential site for a parkade and due to it's prominence considered the ground floor to be retail. It also appears that plan included the former Basil's building which would be demolished. The former Basil's building was also for sale last year.

Since the City sold the land, I'd say it's not happening unless the private developers wanted it to be done. Could the city force them through a caveat?

Note I skimmed that report. But there was a section in the parkade study that had a number of factors in determining parking considerations and utilizations that people typically look for. The study noted it was hard to meet all the criteria and the perception of a 'parking problem' is created. One of them was 'free parking'. Oh ffs that is so typical lol

I can’t believe the city would sell that prime real estate for a stand alone parkade. They should be torn a new one if they do.

Did they actually sell it? I thought I noticed the sign was still there. Or am I imagining that

It could be. I went on PPD and it is not listed for sale.

However, they only have archived sales up to last year. So anything sold this year I could not find info for.

Area needs one as time goes

Though be better suited to tare that strip mall down on the other corner and use the lot behind it as part of a mixed use project with a a parkade and retail

A lot of people won't use parkades if they need to pay. As the report indicated, people want free parking. So will it really make a difference?

When I go to the exchange and need to park. The street is usually full, so I'll pay $4 to park in the parkade. Which is usually a barren, windswept landscape. Devoid of cars.

The significant uptick in street parking rates has me using parkades more often, which I suppose was the point. But having to pay $8 in parking to run even the most trivial errand downtown is not really the greatest incentive if you want to draw people into the area.

Have parking rates dropped anywhere downtown? I was at the Jets game yesterday and the Cityplace parkade was still charging $20 which was comical in light of the loads of free on-street parking available given that capacity was restricted. I parked at Portage Place during the daytime not long ago and rates seem to have gone up despite the fact that the parkade is half full on a weekday.

Osborne doesn't need parking. If suburbanites don't want to find another way to the neighbourhood they can stay home. There are enough locals to support the neighbourhood businesses.

I am having trouble remembering that far back but I thought as part of the provincial arena funding agreement, that parking in the MPI owned lots ( i.e. the 3 city place lots) was to have the rates set for event nights to give revenue to the True North Group.

I'm fine with a parkade being built in the village if there is demand. However it should face onto a back lane, not a prominent two sided corner in one of our most walkable neighbourhoods. That would be awful.

For whatever reason I see a lot of Edmonton planning and urbanism material discussed/published on Twitter and the overall planning literacy seems so much higher there.

I noticed today that in addition to the fencing, they've now also scraped the ice and compacted snow off the lot. Whatever is happening, it seems they're not waiting for the spring melt.

I typically bus or cab downtown. Usually only drive when in fancy dress with the wife haha

In terms of Osborne, I'll drive or cab. I've never once been to Osborne and been like "welp no parking folks, lets drive home". How asinine.

it seems weird that they could be under construction so quickly with no variances. Takes 6-9 months just to get drawings done. How long ago was the property sold?

Ah thanks. Seems implausible that they could be ready for construction and are building without any variances. Curious.

Very excited by the possibilities though. Great site.
