I have 2 minds on this;

1. This is amazing. I love this level of amenity. Renders look fantastic, love the concept, just all around great.

2. I cant help but jump ahead 10 years and knowing the inner working of strata's, the general incompetence, poor understanding of operating costs, maintenance schedules, etc, these type of developments just strike me as a the most monster sized liabilities for the owners.

Number 2 is preventing me from being an investor, because I think renting out a unit here would be a breeze, always.

I would agree with both points. However these amenities are shared between multiple towers, so that should offset some of the expense issues.

they key is to get in now, use it as rental income for 5-7yrs and then get out and sell for a massive profit.

and with all the new building you can jump from new building -to- new building and keep doing that. there is risk, of course, if the market doesn't go up. but they've been saying that for 15yrs now... so...

I passed today and part of the sidewalk is done and there are trees planted and some landscaping started around the western side of the project.

Also they working on Yukon Cres to access towers from Dawson St. Looks almost completed. Definitely 2 western towers are close to occupancy. I'd suggest at least one tower will be occupied this summer.
