Perkins+Will Architects has applied to the City of Vancouver for permission to develop the following on this site:

A 10-storey building proposal for the Vancouver Art Gallery, with three-storey below grade levels
A maximum building height of 69.4 m (227.7 ft.) from grade
A total floor area of approximately 27,960 m² (300,955 sq.ft.)
Program to be operated by the Vancouver Art Gallery includes retail, library, gallery, classrooms and meeting rooms, offices and back of house support services, theatre, childcare facility, restaurant, and ancillary service spaces
Parking is accessed via ramp on right-of-way on the north, with loading accessed from the private service lane
Under the site’s existing DD zoning(External link), the application is “conditional” so it may be permitted. However, it requires the decision of the Development Permit Board(External link).
The long awaited development application has now been filed. Time for a title update?

Damn, that's a beautiful and unique building. Really hoping it gets approved.

Agreed, and beyond another pretty building just to house rich residents in the CoV this actually has a public element. I hope this leads to also much improved VAG facilities as it's presently rather lacking for a premier art gallery for a city of Vancouver's size.

The courtyard is very much separated from the street by a barrier of lowrise retail, which is unfortunate.
That's probably very much intended, though, so they can host private outdoorwine & cheese / sit-down dinner functions during the summer.

At the very least, I think we can all agree that it beats the original. I think it's the overhang that sells it.

Yeah I'm not wild about it but I agree - this is much better than the original design.

Still not my cup of tea, but it is better than the previous rendition.

Hmm. I actually like the lower levels of the old version with the windows.
... and the massing of theoriginal tapered / stepped back nicer than the current massing, which seems a bit clunky.

This is the way.

- First present a polarising design that will cause outrage (too tall, too wide, too dense, too ugly, too different)

- Humbly accept feedback and feign the arduous task of listening to the comments by all stakeholders, emphasizing the great time, effort and expense it will cost your firm.

- Present your real design, which still supercedes what would be normally accepted, but seems like an amazing compromise compared to the original presentation.

- Accept praise and awards for your new, improved design.

- Just before construction begins, simplify, remove, or swap-out any of the features that gave the design
any character, in the name of reducing costs.

This has always been the way.

Are they still proposing in the latest renders that the QE Theatre will demolish their parking?

Yes, but just the upper level, the lower level will remain.

It seems most of us are agreed that it's not great but it's something different and will be a landmark building on an existing parking lot, so lots of boxes checked. Just not the love box

No change is shown on the street elevations, and if there were changes they wouldn't be related to this project - the Art Gallery DP only covers the area of the Larwill site where the gallery will be built. The site ends at the proposed vehicle access which is off a new private lane from Beatty to Cambie, (opposite the Armory and The Post).

The Site Plan shows the changes but yes, its not part of this project. https://ehq-production-canada.s3.ca-cent...8856a57e343b08ae0cf4c19dc8adca7ab2125cca

There was a longer document (design rational) on shapeyourcity which seems to have been removed that showed a site grade section including the QE square with one level of parking retained.

The link doesn't work for me. The site plan says "Conceptual design is shown for Queen Elizabeth Square but is outside of project scope". As the City recently allowed Brown's to renovate the former restaurant and Media Club, (which would be removed), I assume the Square concept has been dropped, at least for the short to medium term.

The optics of the city blowing money to get demolish a revenue generating parking lot for aesthetics wouldn't be great either. Especially after years of above inflation tax increases.
