My urban property likely is more efficient than its suburban counterpart. However, I can walk to a small, community pool/library/park etc. in almost any direction. I imagine these are costlier than the one mega pool or multi-use mega complex within driving distance of the suburban home.

Oh god no

Urbania's final phases are getting a redesign, because when we thought it couldn't get any worse, developers in Laval are always ready to prove us wrong.

This is one of the most strategic land in Laval right now, right across the street from the metro. The two previously proposed, thin, 28-32-storey residential towers and commercial podiums (already bland in their own rights) have been replaced with a questionably-designed, 20-22-storey prefab wall of pure people storage. The private park at the heart of the project will probably never see any sunlight again when this gets built.

A magnificient work of art.

Kowloon walled city vibes for that Laval project.

I'm not surprised about the height reduction. 32 storeys is premium. I am surprised how much worse their cheap style looks in an overbearing mass. The park is a podium parkade roof. it was never going to be lush.

Laval will never learn. It's a lost cause.

This is by no means the worst projects I've seen go up in Laval, obviously. I think it fits in just fine in the fabric of that...ahem...city.

It's really baffling. Does Laval have a law that stipulates that every construction must be ugly?

Now Carrefour Laval, one of Canada's largest malls, which I believe is owned by CF, is about to be redeveloped Vancouver-style, that's a golden opportunity for Laval to build something that's sustainable, useful, beautiful and iconic. OR, they could just cover it with an endless sea of this prefab "people-storing" —, which they probably will.

It's obvious that nobody in Laval cares about architecture, we never hear any complain or critique about what's being build there. Total indifference. Only silver lining: they are densifying around the metro station. At least there's that.

But why though? What is it about that place, only separated from Montreal by a small river, that is so hostile to aesthetics and architecture?

Even Brossard is building somewhat decent buildings at the moment. There's no excuse.

Absolute total lack of taste and pride. And don't forget that the city was run for decades by a corrupt mayor who though that the Cineplex Colossus was an architectural landmark of his city.

I mean, this is Laval's city hall sign. I rest my case.

That looks like it was assembled in a Reno Depot parking lot out of leftover construction material.

Condo proposal for 1196 Yonge, designed by KPMB. Unfortunately would replace 4 existing (non-designated) heritage buildings if approved as-is:

https://urbantoronto.ca/news/2022/01/woodcliffe-proposes-condo-yonge-summerhill

2039 Yonge, designed by superkül:

3239 Dundas St. West - not very detailed renderings yet, but it's being designed by Batay-Csorba for Glairloch Developments, both of whom have strong track records:

Like 1196 Yonge. I'm worried the glass will live up to that standard.

Re: 2039 Yonge.

Obvouisly, it's not about the massing. Can't make out the details in the rendering

Proposal for Hamilton’s east end, near the terminus of the planned LRT line. Really going to be Hamilton’s Laval.

1196 Yonge is really nice and a perfect scale but not worth the loss of what's on site already.
