On the latter note, as of recently, my (NY based) office has re-defined it's "local" recruiting zone for job searches as Philadelphia to New Haven CT now that there is less pressure to come into the office every day. Obviously done also to increase recruiting pool as things are tight for everyone. But of note, people who live in Philadelphia are defined as "local" and paid NY wages.

We've hired 4 Philly based people in the last few months and none are moving (to NYC). 2 of us also moved to Philly during the pandemic, so there are 6 out of 200 (that I know of, I know like 25% of my office) doing this.

It doesn't sound like a lot but 3% of all the jobs in NYC is a lot of jobs if the same pattern is happening at many employers.
Interesting educated guesses. Isn't Spark owned by Roche? Perhaps its the planned facility in U City, or Roche deciding to expand here along with Spark?

Interesting last point. My company of about 150 people nationwide with 75 in New York had 2 people move to Philadelphia last year, but "report" to the NYC office, (never happened before Covid). We do not have a presence in Philadelphia, but have area clients. There is a group of 3-5 in NYC (along with the 2 in Philly) that made it clear they would be happy to open a permanent Philadelphia branch, salaries would not change. The partners are open to the idea, but more focused on the West Coast at the moment. But as you said, a little here a little there becomes a lot.

Roche is absolutely massive, like 100k+ employees massive (bigger employee base than the population of Camden!) Spark's employee base is about 400 and is but a drop in the bucket to Roche. I would be very surprised to see Roche make an investment in Philadelphia because of Spark. That being said, I would love to be pleasantly surprised.

that lot is the second most embarrassing empty lot in center city, next to disney hole 8th and market.
I hope that if this is a commercial or mixed use building that summers is teasing us with, it is built on one of those two lots.

Nothing will be happening there anytime soon. That lot is owned by PECO who uses it for their own parking and IIRC is also heavily contaminated from past uses.

With Philly real estate market as tight as it is and several luxury towers creating an established market, I wouldn’t be surprised if we were getting another residential tower. If developers can continue to show successful builds, we should continue to get a pipeline of those proposals.

And as I’ve noted on here multiple times, pay 0$ in property taxes each year…. That lot is an asphalt version of an Old Boys Club.

Not quite true. They do pay some taxes on the land. I'm guessing the substation at the rear of the lot is the exempt portion.

Some Reddit Philly commenters were saying that the massive site across from 1000 S Broad finally broke ground. Not sure if its the big one or the skinnier building a block further down Washington Ave. Can anyone confirm that

"A consortium of Chicago- and New York-based real estate developers plans to acquire land at 38th and Chestnut Streets to build high-tech offices and labs in a bet that University City will remain an epicenter for the nation’s booming life-sciences industries.

Sterling Bay and Harrison Street of Chicago and New York-based Botanic Properties are forming a venture to acquire the 3801 Chestnut St. site, currently home to Abner’s Cheesesteaks and other shops, for development into a 13-story, 310,000-square-foot office tower for life-science tenants, the companies said ahead of a planned announcement of the tie-up Tuesday."

“We already believe the demand is in this location,” said Burkemper.
