I like the front base of this. Those supports look kinda like the base of 175 Park

And 270 Park

Pennsylvania Ballet

I saw a photo from the Philadelphia Industrial & Commercial Heritage FB group that would make it seem that the new Pennsylvania Ballet building is under construction. It's a shame they tore down the buildings that were there but I love the new rendering.

I was under the impression this was related to the apartment project on Callowhill Street; they've been using the ballet lot for their construction trailers, equipment staging, and parking. But it would be great if I'm mistaken and the PA Ballet building is finally moving forward!

I've been out of town since last week, so I've been catching up on permits. Here's what stood out to me:

-The entire west side of the 2400 block of North Broad (2400-2454), along with 1401-1405 York Street were consolidated into one parcel on 1/27.

-A burned out building on the 900 block of N 8th Street, just behind an abandoned gas station at the corner of 8th and Girard, will be demolished.


-According to another permit issued on 1/27, a four-story, 38 unit building will replace the current home of the Adobe Cafe in Roxborough (4550 Mitchell Street).

-A permit was issued for the proposed building at the corner of Broad and Ridge, home of the former Jimmy G's Steaks, on 1/28. It will contain 20 units.

I'm excited to see what some of these permits will yield in the near future!

Yeah the buildings definitely would have been protected under the Auto Row Historic District, but I'm glad it got made and passed. It's disappointing that they demolished them and have sat on the lot for so long, blighting North Broad after it finally has seen development, so hopefully it's moving forward.

That could be interesting. That parcel is part of a very large full block lot on Girard that got pulled from online listings within the past 6 months. This lot, the church parking lot at Lawrence street, and the 3rd street lot (pulled permits in December) are the only remaining full block lots on Girard east of 9th (the elevated RR lines). A big project here would be huge in helping the NoLibs portion of Girard feel connected to the Francisville/Broad St part.

I hear a La Colombe is going in one of the new projects at 6th or 7th & Girard

I've read that on this forum, but from what I can tell that info originally came from this PhillyYimby article (which I'm finding very hard to trust). Have you heard that from a different source?

I believe people have stated that the construction on this one has been stopped for a while. Driving by today I noticed that the back of the building touches (virtually or literally, I couldn't quite tell) the beige building behind it, windows and all - really crazy. I'm assuming that is why construction has stopped. How would the permitting process not catch this?

As Hilco tears down former PES refinery, questions remain about the site’s future

Owners of the former South Philadelphia refinery are ahead of schedule demolishing the jungle of pipes, tanks, and buildings that once filled the 1,000-acre site. But across the river in Southwest Philly, there are no guarantees the refinery’s shuttered tank farm will remain closed.

When Hilco Redevelopment Partners (HRP) spent $225 million to buy the PES refinery site, which shut down after a massive explosion in 2019, the redevelopment company had over 100 buildings, 3,000 tanks and vessels, and 950 miles of pipeline to dismantle. Last year, HRP estimated it would take four years to tear the former refinery down — but it might not take that long.

“We are pacing ahead of schedule, for sure,” said Stephanie Eggert, senior vice president of operations at HRP, in an interview at the former refinery this week.

Already, 45% of the task is complete, company officials say. Residual oil has been flushed from tanks and pipes sitewide, and asbestos, which is dangerous to breathe in, has been removed, to make demolition safer. Significant portions of the site, including the North Yard, which borders Vare Ave., and the Point Breeze Tank Farm, which touches 26th Street, have been largely cleared. Rusted storage tanks, dense webs of piping, process units and buildings, including an asphalt plant, have come down. A total of around 70 large storage tanks have been demolished. In some places, all that can be seen poking out of the gravel is tall, brown grass and orange flags marking monitoring wells for remediation.

Those structures are still standing on other parts of the site, where demolition is not finished. HRP started demolition at the north end of the site, where refinery infrastructure was least dense. Still to go are the Girard Point South Tank Field, Girard Point Fuels Area, and Girard Point Chemicals Area, visible from Penrose Ave. The site’s wastewater treatment plant — once used for refinery process water — now treats groundwater to separate out oil.

HRP promises a “state-of-the-art” e-commerce and life sciences hub called The Bellwether District at the site and has published glossy renderings on its website.The transformation will cost billions. One step in preparing the site for construction will be leveling the ground surface, in part to reduce the site’s vulnerability to flooding. Connelly said this could begin before the end of the year. But company officials have not provided a timeline for when buildings will go up on the site.

On the other side of the river, the Schuylkill River Tank Farm, where petroleum products were once stored, sent out by pipeline or loaded onto trucks and barges, still stands in its entirety, although it’s not currently operating. HRP shut it down in July, 2021, and emptied most of the petroleum from its tanks the next month.

“The market conditions were not favorable to continue to operate,” Eggert said. “So we elected to cease operations, de-inventory the site and then put it in this, you know, non-operable space while we determined its future potential.”

The tank farm, as Southwest Philadelphians used to know it, could potentially come back. Company officials said in 2020 they planned to keep and maximize use of the tank farm, and although operations are currently stalled, restarting the tank farm may still be an option.

“We haven’t ruled anything out,” Eggert said.

I could be wrong but I don't think there are any guarantees or rights for windows facing a shared property line. Along with some fire codes, I think this is why a lot of buildings opt for blank side walls since adjacent development can always pop up and cover windows

A small update: I asked a couple months ago about the fate of Anastasi Seafood because of the new apartment building on the SE corner of 9th and Washington. They have reopened today at 1039 S 9th which is the block around the corner on 9th. Great win for the neighborhood.
